Turns out a relative has about 25acres that are cleared with good dirt in this area with easy access. I've been wanting to do this for ages but i don't know the GA/AL/SC/TN demographics for motocross. Its not on the market yet as they are getting ready to retire but ive got first dibs if i want it, its not a "cant pass up price" and the house on it sucks....
Id be moving there, building a house and nice personal shop on it and hopefully having the track just barely cover my expenses, I know all the numbers and what it takes labor wise as i used to have my own personal track i rode 4days a week, yeah its a full time job and diesel and amortizing your equiptment maintenance etc is crazy these days.... big question is will this area be able to reliably get 20 riders a day 3x days a week @ 35$ all 12mo of the year? or at least average 60per week between a Sat/Sun & wed or thursday afternoon day?
Will be a real nice track, peewee track and a nice bathroom setup (something your wife/gf won't make the excuse to not come watch because of it)

If you were closer then yes but I’d try to come in under $35. Idk where you live but people in this part of the country are not keen on those prices.
It’s a crap shoot. Moto tracks are the last thing you want to start thinking you’re going to even break even. If you want a hobby where it’s going to take up a lot of your time and money and be under appreciated you are in the right market. $35 isn’t bad but you may not even get two riders a day or may get 200 riders in a day. It’s a crap shoot. Good luck and as I said don’t think your going to make shit at the end of the day.

I retired and moved from SoCal to Perry Georgia and have no place to ride. I was going to 10 Mile in Cadwell. They do a nice job with the track but I'm over 60 and they have double jumps that are too big for me and they raised their price to $40. That's the same as SoCal. Too much for me especially at my level.
Echeconee is closer but Matt doesn't have but a couple practice days a year. He charges $40 also. It just seems high priced for the East coast.
I'm retired Air Force and I could ride at Fox Raceway in Pala California with a miltary discount for $25. They don't have that here.
I'm in the process of buying some land myself so I can make a small track at my level just so I can keep riding.
It would be cool to have a track close to me. I would check it out.

Nobody will come, you should move closer to the Cincinnati area
There are no tracks here. Closest is Plessinger's place, about an hour outside of town, and he charges $40 and you get 15 minutes of ride time an hour because of sessions.
East Fork is a phenomenal track. Try living in Indianapolis. 2 hours to anything from here. I wish it was only an hour to East Fork.
Seriously contact Matt walker or Kevin Kelly. The south is weird. There’s pockets that hold a lot of riders and other areas that are dead. Monster Mountain is probably one of the best tracks in America right now and their crowd is hit or miss.
Ideally closer to Cairo would be better spot.

Paradise was one of my favorite places to ride back at the turn of the century. Was a Gainesville FLA boy at the time, was well worth the drive.

ICR in Warner Robins closed. Don’t know why though.
ICR closed because the guy that was running it just couldn't make it pay for itself. I can't remember what his lease was for the land, but he said between the lease and diesel fuel and all that it just wasn't worth it. Last I knew the track was still kind of there, it hadn't been developed or anything, but obviously was all overgrown. There was a track called Ivey's that was right off of Eisenhower Parkway on the West side of Macon, I helped run that club for a few years up until about 2019 or 2020. The owners sold that land a couple years ago and the buyer bulldozed the track along with all of the trees and was going to put up a campground there, but for some reason nothing has been done with it other than clearing the land. Hillbilly Hills MX is in Roberta GA, not too far from Macon, but that's been shut down for years now too. There used to be a lot of good tracks in the area but they either couldn't make enough money or the land was sold or they were shut down due to noise issues. It's a bummer because when I first moved there I think there were about 10 or so tracks all within a 2 hour radius of Macon, now there are a couple of private tracks but that's about it.
Ah, the good ol days. I remember watching Shae Bentley battle RC at Hlllbilly Hills back in like 1995 on 80s. Ol’ plumber Mr. Rick working out of a simple 5x8 trailer. Doug Chandler raced that day. The Shealy’s brother and particular the sister were big time too. In 1999 remember JS7 tearing it up on 80s at Eccheconee…I think Canadian Darcy Lange was there that day. The Macon area has proud moto history.
Move further south towards Cairo GA. You got at least 5 tracks within a 100 miles radius

If you have a well built track, prep is good, lay out is good, people will drive a few hours to ride a really good track.
Living is so cal I drove 3 hours to ride Perris, GH, LACR .... etc.
However, as mentioned you don't want to put lots money and effort just to be shut down by local government, that's one thing to take a hard look at...and insurance is another.
If you get past all that it's best to stay small to keep costs down, at least for a couple years.
You could do a private track that is invite only and build a manageable and hopefully trustworthy group to help share work and expenses.

There is a really good track in SC called Masters Motoplex (formerly GTR complex) and they have a really good model in my opinion. They post their schedule the first of every month they are open three weekends out of the month. Kind of makes it to where they are never spending time and money prepping and everything for 8 guys.
Its a super nice facility and they have a huge track, a tame mini SX style track and and some really good single track as well.
I think they are like $30 a day to ride and a year membership is $30 or or day pass is $10 which probably steers people towards the year membership so they are more likely to plan to ride there the days they are open.
Good terrain and dirt in NE Georgia.
Has to be modeled as a “training” facility…. Hire a pro that scored a few National points as your trainer…. Over water and rip super deep for the Pro deep ruts….. hire a content guy to post videos of all the “progress” everyone is making……should probably mention how hard you are grinding it out…...sit back and watch the cash roll in😂

I would not want to run a track on land that I didn't own outright, which of course has a drawback in that it can be taken from you, but the grind of absolutely having to make the numbers works every week/month stressing about how you can't pay X bill because X number of riders didn't show up, fuck all that.
I stopped in the Harley Davidson dealership in Macon on the way back from Florida about 10yrs ago and was talking with one of the owners and he mentioned Ricky had bought his dad a Harley from there. If I remember correctly, I believe they had a picture of Ricky in there that started the conversation.
