There is a full in ground sprinkler system to water the track also.

all vitards are welcome. Big John and his mxsports crew will be screening at the gate.

hillbilly providing refreshments and has first shot at open mic storytime

Nice. 99% of the people won't understand anything you typed..

BTW, first time I had moonshine It was Hillbilly's, it was awesome. It was at the beer tent at LL's. Out of the back of a golf cart sitting in the parking lot of the beer tent. That's not allowed anymore, I'm sure. There were lots of motocross stars in that parking lot.

After seeing what regular houses were listed for in Los Alamos, that actually seems like a great deal for the ranch. There was a 1900 square foot house on some random street for a million dollars. And to me it would have needed updated.

Taxes aren't based on asking or sales price they are based on the tax assessment which is totally different than an appraisal based on comparison which is typically how home and property values are configured.

"The County Assessor determines the taxable value of your property. Generally, the taxable value is the cash or market value at time of transfer."

I used to ride there before it became so famous. I think it was the late 80s early 90s. Because I had my 1990 KX 250 and KX 125. Back then it had just the first Supercross track built on it.  I used to go there with Andy Grider and my buddy Shannon Powell.  The funnest part about it back then was riding fast on the road to the back side of it and the cliff jumps in the back.

But that is on the 2.4 assessment, this would be 3 times that if sells for asking price. So about $75,000 a year just in taxes. Assuming that's how taxes work in California, that's how it is in KY. Pay taxes on what you paid first year, then every so many years they reassess the value. Can't believe it's only been viewed 500 times, must not have hit all the moto forums yet. And I notice they don't show any of the tracks in the pictures, so not sure if they are gone or realize most people wouldn't want that.

Once the property is sold it will be subject to reassessment. Plus the current property taxes are based on prop 13 protection which caps property tax increases year over year and goes away with the sale. Taxes would be in the neighborhood of 90k a year after the sale so 7500 a month in taxes. plus the mortgage and other costs.

The ad states that it is now in pre-foreclosure.

Yes, it sucks so bad here that you, and everyone else who doesn’t live here, yet feel compelled to assert that it sucks here, should avoid visiting here. You’re absolutely right, it’s horrible. Stay. Away.

The Santa Ynez Valley is one of the most beautiful places in the United States and also one of the top wine regions. I follow this market on the regular, this doesn't seem like a bad listing pricewise. That's a lot of land. Some of the acreages with luxury homes go for outrageous prices. Neverland Ranch is right in that area. I wonder why they're getting foreclosed on? Very strange listing with no photo book ECT bit of a bummer. No photobook is a direct sign of forclosure as there's nothing in it for the sellers to promote the listing.

if you've never driven through here, take a weekend if you live in California. I've done it the last two years in a row. I can't tell you the beauty street to street. Great winery restaurants, also if you haven't been to Solvang, it's in unique little European boutique town that has everything you would want for some indulgence over a weekend.
