Wow, this is a pretty big surprise. I was really looking forward to seeing what AJ and the Lawrence Brothers would be able to do with their own facility. I hope the deal can be salvaged and all is not lost.
Yeah, that's unfortunate, seemed as though they were moving forward with the confidence that they had the investment covered. Had to be a heart breaker for AJ and his team, his plans seemed ambitious, but genuine.
So do they get to keep the down payment?
How much money we talking about ? And where exactly is the track ? There’s some very cheap land available in Ga. Atl to the east is all trailers and poor folk. I,m sure that land is not 1,500 an acre.
I don't have much experience with large real estate deals like this, so maybe I'm off base on this....

AJ has a good thing going and I hope something works out, this just seems like a credibility hit to me.

Ouuffff. I had a weird feeling watching that initial video where he’s already calling the place “mine” and throwing slight digs at the Woods family for not changing the track since he was a little kid. It was clear they were still running the show in the background, now we learn the deal wasn’t even final. Maybe a good lesson moving forward in his hunt for a turn-key facility, hope he can still make it happen somewhere else.
Looks like his partner is the one that got screwed on the deal.

East of Atlanta is Lawrenceville and Athens. Have a look at land sale and rental prices before you lump us into trailers and poor folk.
There was a track over here years ago called Rollin Havin but it's long since closed. Owners always plowed very deep and the track was known for having deep and challenging ruts.
Would love another track to open this way, but even if you did find land, you gotta deal with neighbors. X-Track in Lawrenceville closed on account of a neighbor with horses who complained loud and long enough. Scrubin' dirt isn't in any immediate danger but neighbors have been trying to get that track closed for decades. All it takes is the right politicians, attorneys and public will.
South GA is another story, a lot more land and less population. Still costs a fortune to clear land, grade for track (or multiple tracks as is almost needed these days), and to develop on site facilities (septic, getting power, etc). Then to construct housing like GPF has.
None of this is cheap enough where someone like AJ can just waltz in and develop 100 acres of woods into a prime MX facility.
Just to clarify something, the Lawrence brothers have nothing to do with the purchase of GPF or Moto Academy Georgia. The Lawrence’s are paid generously for their partnership in Moto Academy but that is a separate entity from what was to become Moto Academy Georgia. There is another partner involved and he invested a lot of time and money to make this deal work but after 6 months from signing agreement on the closing day last week the remainder of the down payment did not come through leaving that partner high and dry. I’m not looking for sympathy in any way nor am I trying to throw anyone under the bus. Just felt the truth needed to be told as this is a pretty big deal in the motocross world. Everything happens for a reason and I’m thankful we had a very cut and dry contract. The plans and goals that Moto Academy Georgia was promising were ambitious at best and some just flat out not true. It’s nice to dream but wrong to offer empty promises. But GPF moves on with new plans for some exciting events coming up as well as training riders from all over the world like we have for 23 years.

Depends. They likely will get to keep some amount of money, but no way to tell how much without seeing the contract.
Wow.....another situation where someone that has no clue what they are doing not coming through after convincing others to join in their ideas....and then posting things as if they were already done. It's too bad for the partner and appears to be a very bad look for AJ.

I have no knowledge of the deal and don't really like AJ, but let's not act like we know intimately what happened here. With rising interest rates, lending tightening up and people finally paying attention to the shaky econ in the US/world, there are a ton of possible reasons why this deal didn't complete.
Did you read the post above from Woods? I guess not. I also said "appears" because I don't know the details.....but who posted the videos as if the transition was done and everything was his?

Could be the loan was preapproved and then got pulled by the bank at the last minute due to interest rate changes, bank instability, etc. The financial sector is not in good shape right now. Banks have been failing due to interest rates going up so quickly.
Could also be something that Motoacademy screwed up. The only thing to do at this point is wait and see what comes out if anything.
Exactly. None of us know what happened outside of those directly involved. People just want to pile on like they have anything good to say. Same people probably yell at racers/athletes from the couch criticizing their performances and calling them idiots.
