I have, on several occasions, installed a directional front tire backwards. I get all the way to the point where the wheel is installed on the bike, and then realize that the arrow on the sidewall is pointing the wrong way. It's one of those mistakes that you should learn from after the first time, but I continue to f*ck it up. It's infuriating every time. Installing tires sucks. Installing the same tire twice sucks even more. Another mistake I can't seem to learn from is drinking too much on Saturday night, only to ride hungover on Sunday morning. I...

I did this cleaning my bike. Rag caught the sprocket and took my printer finger with it

Another way to avoid high mortgage rates...leverage a 2/1 or 3/2/1 buydown...the cost of the buy down is paid by the seller (easy to negotiate in this housing market)...and on a 2/1 the first year rate is 2% below the note rate, second year 1% below the note rate, 3rd year and the rest of the loan the note rate...3/2/1 year 1 is 3% below the note rate, year 2 is 2% below the note rate, year three 1% below the note rate...year 4 and on at the note rate. I'd say with the number of close races, the rate of voting participation and the fact that we have gone through 6 years and 4 voting cycles of the most partisan times most living American citizens have ever seen without widespread political violence there's reason to celebrate the country not being completely broken yet. Don't listen to the muckrakers. We are not enemies of each other. We all need to work together to make a better society.

Sorry, I got to the party late. As I was reading the thread, I saw the discrepancy, and offered up what I thought the issue was. Then, as I continued to read, I saw that it got settled. If I sit out for a day or three, I think I need to read the entire thread before posting anything.

My wife was commenting on Mr. Walker, and said that his sentence structure was equivalent to that of a fifth-grader, and was that because of football? I defended Mr Walker, in that he has always spoke in that manner, and likely had nothing to do with football.

I've largely found that home prices being "out of control" is a matter of perspective. Here in Utah, people are always complaining about home values...but we get a bunch of people moving here from CA who can't believe how cheap it is..."You mean, I can get 4500 sq feet on a half acre for $1.2M!?!?!?! I'll pay $100K over asking price, cash...I'm selling my 1900 sq foot on a 1/8th of acre for $1.5M". Meanwhile, native Utahans are dying from sticker shock. Whenever someone says "prices cant go much higher, this isn't sustainable"...I point them to CA, or New England...

Back when I worked for a city planning department, I heard a lot of complaints about property taxes. My first question was if they would be willing to sell at the assessed value that the property was being taxed at? That would usually cut the nonsense, and allow the meaningful discussions to begin.

I'd have no problem at all telling my kids to buy a house right now, as long as they can afford the payments comfortably. I wouldn't encourage anyone ever to get into a house and be house poor. If they are moving in a year or two, I'd tell them the same thing I tell every one of my clients, no matter what the market is going...go rent... Like you send, Home values will always end up higher than where they are today (big picture, they will keep on "spiking")...so there is no reason to panic if values drop...just live...

Banks have always limited what they will lend to the value of the home…if the buyer wants to pay more than that, they have to bring that cash to the table. Banks cap their loan amounts on the LESSER of the sales price or appraised value. Fannie/Freddie stuff is 97% of value/purchase price, FHA is 96.5% of appraisal/purchase price, VA and USDA is 100% of value/purchase price.
