Raced there a bunch of times.  Great dirt, awesome layout when the entire track is utilized.  And a pecan grove for shade in the pits.  One of my favorite Texas tracks for sure.

I have been riding at Swan since 1976 and have seen many changes (owners, track, etc.), some good, some not so good.  The current owners seem to be nice people and have really improved the facility, but do not have a clue how to prep and set up the track.  Most of my friend group doesn't even consider riding practice days or racing there anymore, nor do I.  The dirt and elevation are perfect for motocross, but when the track design doesn't flow it's no fun.  Hopefully it sells to someone that loves moto, knows how to prep a track, and cater to riders, not a developer.

I was talking to some buddies and we haven't been down with these new owners.  They said they had heard everything got really peaky and it just wasn't as fun before.   You laying out the prep and everything probably answers why they are quitting so soon.  Running a racetrack is a horrible pain.  I've done it won't ever do it again.  Just hate to see such a nice big facility like that disappear.

I really like how people are mad they might be catering to developers.

Then buy the thing yourself and run it if it is guaranteed to make money. That attitude gets old as hell to listen to.

It is strange to make a deck for it and not have a price, but whatever.

Turnouts never seemed as big when the new owners stepped in... 


The couple races I made it was pretty dead. I think they ran off the old Swan faithfuls with the track changes, but weren’t able to bring in a new riders. Last time I went, all the jumps had some weird kickers to them. The group I was with all said the track sucked, I don’t think any of us have gone back since (Race was mid summertime).

Swan has always been old skool style moto. New owners tried to make it something it has never been. Hopefully it stays as a track and goes to back to the way it was before. I wish I had 4-5 million to purchase it.

Not sure why they wouldn’t do exactly what Trey was doing, both prep and layout. The layout had so many fun options that could be laid out in the tree section.

4-5m is too high for anyone wanting to build a moto business that can turn a profit. It shows the land is the value and why a developer will buy it. If a developer invests 5m in land they want to make 20x that minimum over time. The economics of moto is just not comparable and can't keep up. 


Sadly Texas is reaping the results of the housing boom and build build build mantra that everyone wants these days. Even buying this now you could see someone pushing the track out in 10 years or so as well. 

You can't find good land in Texas near population centers that are the range you need for a track. Then if you buy 2 hours outside of DFW, ATX or Houston, the land may be reasonable but no one will come. 

The sad truth is that moto is a rural sport that needs rural areas and as those get pushed further and further out, so will the tracks. California had this issue and all the tracks that are new are opening way out in the dez or foothills. 

It's a shame too because I have had so many good times at Swan over the years.

I don't know why we don't have more community owned mx tracks/trails/parks. A hundred people with ten grand a piece could put together a sweet facility, and expenses are significantly diluted at that level ($100ea gets you $10k). No guests and only the owners are allowed to ride there and, if possible, ownership includes an inability to sue co-owners, then insurance is nullified.

I consulted my attorney and when he was done speaking to me about potential legal ramifications, ROI, noise abatement issues, personal injury lawsuits, cost of proper upkeep, water issues, well , the only positive was that in Florida, the land itself would gain much in value over a 10 year period. He literally told me that I would be much better off to purchase the land and do no improvements, and wait for a deep pocketed suitor some years down the road to buy the land. I know this will get a front end loader full of negative voters, but the truth is still the truth. There are some reasonably successful tracks in the U.S., and I applaud the owners for the high wire act they do to keep those tracks working !

No, you need to start a track and then you will have the honor of working for little pay with high risk while people bitch about the $35 fee to ride as they sit in thier 150k toy haulers with thier third new bike of the year.

Got to be a peasant for them. I do believe that tracks can make money. But charging these low ride fees is crazy to me. People who own these tracks bust thier ass so we can ride and they deserve to make a living. High prices will kill the sport, but tracks closing down will kill the sport even faster.
