I'm betting that we see a lot more of these "retirement" notices over the next couple of years as parks get their new bill for insurance. There is only ONE insurer left covering ATV parks in the US and I can't think there are many more for motorcycle facilities. No competition in the insurance sector and too many Personal Injury attorneys is a bad combination.

Announcement of Retirement
Over 33 years ago, I started my journey in the motocross business. I First began at a piece of property located in Houston Texas off of Mills Road. After 10 years at Mills Road, I landed in Conroe Texas and began to build what is now one of the coolest places to ride a dirtbike. From April 2000 until now, the park has provided a place for friends and families to get together and make memories for a lifetime. Over the years, I have made so many friends and they are still friends to this day. I have been so fortunate to watch many of you move on with your lives, get married, have kids, and now your kids ride at the park. It’s been an honor to serve all of you. The good, and the bad of motocross has had its own unique reward. Over 33 years of weekends dedicated to the sport, but now it is time I step aside and begin a new journey. As of this day, 3 Palms will be listed for sale. From this point on until the property changes hands, we will keep our commitment to continue operating the business in the same manner as we always have. Racing events, as well as running events and concerts will remain on the schedule as we see fit. With that said, to all of the Motocross community that has made memories with us over the years, thank you! The motocross industry, motocross racing promoters, and the motocross manufactures thank you so much for all of the support throughout the years.
As many people may know, 3 Palms is a multi use action sports facility. The property sits directly off of the feeder street of Interstate 45 South and offers 200 acres of family friendly fun. Over the years, the property has been used for dirt bike riding and racing, ATV riding and racing, Mud Run‘s, fun runs, outdoor concerts, boating events, outdoor festivals, and much more. The property is located next to the San Jacinto River and possesses sand and gravel and could be used for aggregate materials. The property could also be used for an ATV, side-by-side, off-road park as well as commercial development. Due to its unique location, it would be perfect for any of those things. We have secured a realtor and the property information will be made public.
Until the next chapter begins, I will continue to serve the motocross community with my very best. Much love and appreciation to all of you, thanks so much for allowing me the opportunity to serve you all.

I’d guess it will take a pile of money to buy it. I’d give it a 50/50 chance a developer would buy it and build another subdivision. Big city is headed that way no doubt.
That place floods nearly every year
Sometimes that's a good thing. We've got a local track that floods sometimes and when it does, it brings a ton of sand onto the track and it's awesome.
It's been "for sale" for a while now. Timeline was probably moved up a little now that Emil has a pending criminal case against him.

Unless you can hold an area, regional, or national it’s damn near impossible to run a track.
I’m a civil designer, surveyor, and equipment operator by trade. I would absolutely love to own a track. It’s my dream job. I can’t not make the numbers work. Heavy equipment is extremely expensive to operate. I wish the AMA would come up with something to help these local tracks.
At first it sounded silly, but I suppose it makes sense as a result of cracking down on human trafficking, especially for a border state. Also read about "john classes", so it sounds like the dui may actually be better!

I don't think it's the type of business where it should not be done as a matter of a numbers crunch, like you're seeking this fantasized moto lifestyle and have just enough for a down payment and you're calculating a mortgage and equipment costs and all these expenses where you absolutely *have* to get a certain number of riders every week in order to survive. I think you buy a piece of land that you can afford to own outright, buy or rent equipment that you can afford without any riders at all. And if it were me, I'd go with the Honey Lake MX business model of making the place unique and creating demand by reducing availability, holding 1-3 races per year, but they're big races. None of that weekly grind just to scrape by nonsense. That would just suck all the fun out of it and you'd be locked into a miserable cycle.
Great track, and facility, been there a few times. That area is booming with construction, and being right on the interstate, the property value alone has probably grown exponentially, so probably the right time to sell.
The only thing to save it from turning into commercial property is it floods a lot. I can’t think of anything other than something like that being there. Definitely no sort of office building or stores. Maybe where the soccer fields are but anything past the main entrance you are asking for trouble. If it does shut down my riding days are done unless we move somewhere where more tracks are in the future. Maybe electric bikes can change that situation eventually.

Man I get what you are saying but it doesn’t work like that. I have the land and equipment. I’m not risking loosing everything I have to “support the sport” when the sport can’t support itself.

I don’t know the whole story on the owner. Some pretty strong comments were made about him on face book. His picture and arrest is out there. What I read sound like he got caught up in a sting. May have had priors similar in the past. The arrest record in Conroe, Tx has his mug shot and address. I googled his address, the guy lives in a pad, shown to be worth 750k, looked to be worth a lot more than that to me. Would be worth twice that in Houston proper or Dallas proper. I don’t know the laws on this subject very well. Texas does has some very tough human/sex trafficking laws. I know the politician that drafted human trafficking bill a few years back and helped get it passed. Houston area is a Mecca for human/sex trafficking.
If the track closes Rio Bravo and Ultimate MX will get busy real quick.
