So if you’re right in the center you’re only 1/8 mile from any furthest point in any direction. That is not a lot of distance for an MX track if you’ve got neighbors. It looks like Aldon on top of having almost double (as you point out) the land but much of Tyla’s land is between the whiners and the factory. My magic number would be closer to 100 acres. 50 acres is .078 square miles. A square mile is 640 acres. if I had the money of some of these guys I’d be shooting for the square mile land parcel somewhere that it’s really cheap.
I appreciate trying to develop a formula for success but it is not that simple. Stay away from residential zoning. Being near an airport, railroad, or freeway helps. Know the local laws. Do an acoustic study and get a lawyer before starting. I'm an acoustic engineer and I'm happy to help. Each case can be wildly different, and common sense is not so common.

Here's a tip for anyone looking to start a commercial training facility with a special use zoning permit that says "friends and family only". Don't build your outdoor track 300 feet from the neighbors and don't build your supercross track 600 feet from them. Aldons tracks are over 2000 feet (almost 1/2 mile) away from these same neighbors.

I also find it interesting that these pros arent buying larger tracts of land for their tracks. 50 acres usnt small but a larger property would help, especially if the track is in the middle of the property.

I rode at tylas earlier this year. Tyla was more than willing to adhere to the requests of the county. When i was there they were in the process of building a 200-foot by a 10-foot tall berm on the property line in order to keep the noise down.

No! This way of thinking will not solve the problem.

That track is about 50' from the property line. 109 dB at 2 meters is 100 dB at the property line after subtracting 20*log(distance 50'/reference distance 6.5').

A reduction of 3 dB is barely noticeable, and going from 103 dB to 100 dB is far from a solution.

Quieter does not solve the problem - it has to be quiet enough.

What does the county require?

A berm to block direct line of sight is a good way to reduce track noise by 5 or 10 decibels. Is that enough?

Imagine that a garage band moves in next door. You can't sleep because their music is too loud. Responding to your complaint, the guitar player turns the amplifier down one click. Is it quieter? Of course, they just addressed your complaint and turned it down. Is it enough? Of course not.

Its to late now for Tyla to start following the rules of his permit, he should have done that from the beginning and also not been such a asshole when he went to defend his case. He got what he deserved and doubt he gets another chance at this location. Being a dick to the people who hold his fate in their hands was not smart and I bet they were smiling when they pulled his permit. Cool

The fact that you drove down from Connecticut to ride his track and at that point he was only in the process of building the sound berm violated two of the county's requirements. lol

Maybe temporarily. While yes the noise was the complaint, the county has much bigger hopes in moving the villages this direction and developing these large parcels for residential and dense residential use. The other tracks in this area will be next and then it will come to a head with Aldon’s place.

The berm or 100% opaque vegetation barrier on his land was part of the original permit. He cut down all the trees on the west side of the property to build the outdoor track. The neighbors on that side were a problem from the beginning. Nobody likes being told what to do with their property but you gotta read the agreement you're signing, be smart about it, and not be an asshole.

The website you quoted does not explain loudness, but sound energy. A 3 dB reduction is half the sound energy. Human perceived loudness is a different concept. A reduction of 10 dB is half as loud.
