Here are some details of the property we have listed for sale. Please share and call for pricing and questions. 904-614-9029

Track is located in Weatherford, TX

Sale Includes:
-28 Acres of Land with 5 motocross tracks. Our outdoor and arena cross tracks were professionally built. We also have a kids track, corner track, and amateur supercross track. Property has 3 ponds with plenty of water supply to keep track in great shape.
-3200 Sq Ft Custom-built Barndominium (1000 sq ft gym and shop and 2200 sq ft living area 3 bed 3 bath). The crossfit gym has everything you would ever need for training. We have a 6 person rig, benches, barbells, dumbbells, bumper plates, smith machine, 2 concept 2 rowers, 2 stationary bikes, etc. etc. etc.
-1280 Sq Ft Cottage. 3 bed 2 bath
-Covered Parking/Wash Area with Shed
-10 RV hookups (2 50amp, 8 30amp)

Equipment will be sold separately from property but if interested we have:
-Cat D4 Dozer

Track is kickass, not far from a decent sized town as well.

Dang good price for that much acreage in this county for sure.

Look at the fine print. You're not buying the track. You're buying the property and agreeing to let the owner continue to run the track on your new property.

I think what they mean is you can't use their name. If you wanna start a business with the tracks, you gotta start new.

Dude still not bad to use all that land. Shoot house behind mine just sold for $560k and it's only 1600sqft on a 6200sqft lot. $750k is great.

I'm now glad I didn't sign up to be one of the 100 members and pay the fees. Tracks look awesome but I'd be upset if it was all going to change how it was done with new owners and you lost your money. Plus even if money was refunded to the 100 members then you might lose the exclusivity someone was after in the first place.

Tracks look awesome but I'd be upset if it was all going to change how it was done with new owners and you lost your money. Plus even if money was refunded to the 100 members then you might lose the exclusivity someone was after in the first place.

You pay monthly. You aren't signed into a contract or anything, so if you didn't like that they are selling, or how new owners may potentially run it, you could just contact Russ and cancel your membership. No lost money, unless you already paid the $125 for the month. I had a membership pretty much since the time they opened up, just canceled it at the end of last month (Couldn't get out there enough with work), I didn't lose any money by doing so.

I think the issue here is you're assuming the owner is still gonna run the business on these tracks. The business and property arent the same thing.

Imagine you own maverick construction co, and business has been great. Time to move to a bigger office. You'd sell the current office, but not the business.
Pretty sure that's what's going on here. However anyone interested should definitely clarify.

To be honest it's not very clear. It says he's not selling the mx business but the mx business takes place on the plot of land they are selling. If I'm simply moving offices I don't need to advertise that I'm not selling my business. I just put up a sign office for lease or in this case for sale and move to a new office.

Whatever it is they better clarify it as soon as possible so as not to lose potential buyers.

This is the most likely scenario. Every single thing involved with the business is for sale, so it's a little obvious that the guy isn't asking to continue running his business on your newly purchased property.

Guys I am not selling a piece of property that I am going to continue running a business on. That's nonsense. To clarify, I am selling the assets (real estate and equipment) because I don't want the tax liability of selling the LLC. The property deed will be handed over to the buyer and they will have the option to purchase my equipment if they want it. The name can even stay the compound mx. I don't really care, I am just not giving away the LLC. whoever decides to buy the place can decide how to best move forward.

Also, no current members will be screwed over. We are still close to full on memberships and everyone will be given plenty of notice before we hand over the place to anyone if any changes will affect their memberships.

They are taking donations to try and fight this case. This is an awesome facility and deserves to be fought for. If things like this keep happening without pushback we can continue to watch our tracks close one by one. Please get behind the great folks and their facility. Thanks!

Googling around for MX tracks for sale I ran across this one. Tried to piece together what happened. Anybody have any more details? It sounds like they were sued by neighbors. The neighbors won the lawsuit despite the track owners (claiming) "law enforcement, the county attorney, and the commissioner himself said we were not violating any ordinances and were doing nothing wrong"

Just curious as I enter the end of my professional career and sell my business. My plan is to buy and run a track dedicated to motocross/motorcycles, just reading as much as possible to avoid the pitfalls. I would be interested in finding out what all the suit entailed. (noise? run off?)

Skipped right past that. Read the for sale listing first, (must have missed it then...) started digging around for info on the track, stumbled upon on a FB post about the lawsuit, came back here to read the thread and post my question. Thanks for the tip. I will ring him up!

Exactly what I was thinking, you're in California, your perception is skewed. There are still nice parts of the country where you can get a decent house for a hundo, Maine in particular.

depends where in ME,anything on the coast is expensive (relatively). Then there is the issue of Jobs. I went to college there(from NH originally) and something like 70% of graduates leave the state to find work

Really strong machinist programs up there and the interwebs does a great job of connecting the garage machinist with the rest of the world. But, aside from a few trades, you're right that it's not very strong in the full gamut of the jobs market.
