One thing that it sounds like in this thread is people might be cancelling their insurance then looking for a replacement. I hope that isn't the case. If you shop and find a better deal, you simply have to send your current insurance company a copy of your proof of coverage, and they will prorate back to the day that your new insurance became active. Never, ever cancel your coverage without the new policy being in place unless you really want to risk not having coverage.
As for the person who asked whether you can drop your insurance if you don't have a mortgage, the answer is probably a qualified 'yes', unless there are some requirements by your HOA or something like that. But I wouldn't recommend it. About 15 years ago this friend of my parents was crowing about paying off his mortgage and cancelling his insurance that at the time was costing him something ridiculously cheap like $500/yr. Within 6 months he had a fire that resulted in half of his house needing to be completely rebuilt. And your local municipality puts a time limit on how long you have to make those repairs, too. Cost him over $100K but he had saved $250 from those 6 months of dropping his insurance......
My place is rural and looks pretty good but this thread gives me a sick feeling in my stomach if some of you know people who get cancelation notices for trees that are too close to buildings or roofs that are over 20 years old.

We live in a fire zone, we have to periodically send in photos of the brush mowed 100 ft away from the house. The bummer is, the property behind me is within that circle, ands needs weed abatement for me to get insurance and I have to pay for it. I could probably track down the entity that owns that large plot but easier to just get the brush cut down.

Yes this is true, I cannot imagine owning a home without insurance. I know when I had my garage fire I lost a car and three Motorcycles, including my beloved 81 RM125 Full Floater, and my 87 Honda Hurricane, both those could never be replaced emotionally or financially, but I did get a new garage.
One of the reasons I believe for the spike in insurance is because of all the natural disasters in those areas that have them. California has the fires. Florida has hurricanes, along with a lot of the East Coast.
I've heard a lot of insurance companies have pulled out of California. So because insurance companies have to pay out in those areas LARGE SUMS of $$, it affects everybody. I think that is what is wrong with the system amongst a few others.
And yet, at least one major insurance company has a 500mil/yr marketing budget alone…

I think you misread. Unless you can pay cash, where ever you live, you'll need a loan. As a condition of the loan, you're required to get insurance. A captive market.
Sorry, I thought we were talking in reference to the OP's post about being raked over the coals on close to 2.5x increase. Yes, lenders want a mechanism to protect their loan. They don't want people to burn it down and walk away, because then a $500k house turns into a $120k lot and -$50k in cleanup. It's kind of llike collateral without having to put up collateral, pretty tough (for me) to object to. Even still, people do live via creative means. Out here, people still do private land sale handshake deals, then they'll either drop a 5th wheel on the property, or build an unpermitted cabin. My view of housing options were very nerd proper until we moved out into the sticks.
Insurance in California has gone full retard. I know people who were canceled and when they found a new carrier, their insurance doubled/ tripled. Some are paying $10K+ a year for insurance, but they have a mortgage and have no choice, unless they pay off their home and go without.
My home owners insurance went up 25% this year, but I can’t complain much, I’m still not anywhere near what they are paying.
But my car insurance is a whole different story. I was paying $1900 a year for my sprinter and Honda accord for 100/300K with uninsured motorist and had no issues with that.
I had a very minor accident which caused no damage to the $1200 van that I hit, but Mr Gomez got a lawyer and before I knew it, he was getting paid $120K from my insurance provider. I fought this, but they had already made the deal with his lawyers. I was willing to go to court on my own dime to prove this a fraud, but insurance companies don’t want to end up in court, so they settle out. These crooked lawyers know this and California laws don’t keep it from happening.
I’m now paying $7200 a year, until it falls off my record.
On top of that, no other insurance company would even insure me, because I have a personal injury payout. I have no choice but to pay it. Insanity….
If you have any family in the military, look into USAA. Their rates went down during the pandemic and have not risen since then for us. They stopped writing new home policies for some high risk fire zones in California.

I'm not sure the problem is that they have us by the balls, but that we give our balls to them. We can all sell our houses and leave the state, but instead, we keep supporting these rates by paying them. What incentive would any of these companies possibly have to lower rates when everyone keeps paying them? We're literally giving them no reason to change anything and are only giving them reasons to keep finding where the breaking point is. Capitalism works when people are willing to put in the work, but if we're not, there's always a big ol' corporate dong waiting for our passive keesters.

Just dropped by Liberty mutual for moss on our roof. You have to look really hard to find any. We keep up on it really well. Anyone have any experience/advice for trying to fight the insurance companies reason? Seems shady, since the reason is easily fixable and was essentially non-existent to begin with.
I've started calling around just to see what is out there, and so far nobody will provide new policies. Fuck me.
I live in Eldo County CA. Right in the middle of town, but in an older neighborhood that is oak woodlands also. Two fire departments within 1 miles of my house.

Just got dropped from my homeowners after about 2 months. Fucking awesome, I buy my first house only to find out there’s only one provider in my neighborhood, and now they’ve dropped me so I guess I get to go through the state program now for $6k+ per year.
The best part is they claim I’m in a “high fire zone”, yet my county disclosures at the time of sale clearly states “low fire zone”. Keep in mind I live in a fucking neighborhood, not out in the middle of the woods, this is fucking ridiculous.

I hv no idea why you people stay in ca. I,m Very open minded on every state. I easily put ca. on 1 of the worst states . And that’s just from judging the st on of what I all see. Toughen up and move to Wi. Most areas r real nice and the along with the people. I pay 500 for full coverage insurance a yr. I got fuel diesel early today 2.89 in Wi. Co.s from ca. r in our state big time now. It’s the only state that pays anything. All the west is a dead zone . No co wants to go west anymore . All the west pay is horrible. I hv no idea how your surviving
California is just a 1/20th scale version of the USA. I live 2.5hrs from SF and am basically on a different planet from SF. It's very easy for a person from outside California to have a super distorted view of California, but people that live in major cities in California do the exact same thing, because they think their city *is* California and they don't realize that pretty much an hour or two in any direction changes everything. The entire Covid period was basically a non-event for where we lived, a minor inconvenience sometimes.
Different way of life bud. Born and raised here, deeply planted roots and entire family lives here. There’s absolutely a few shitty things about living in California, but there’s even more things that really can’t be had in other states. The weather is obviously one of the biggest factors, but there’s plenty of things to do and most can be done year round. (Excluding snowboarding/ skiing)
Water sports and outdoor activities can be done anytime, beautiful beaches/ surfing is all year round. I’ve travelled across the country, I’ve visited around 50% of the country and although I really liked visiting other states, I’m always looking forward to going home.
The only 2 reasons that make me consider leaving here is the damn high taxes that create a high cost of living and of course the politics. Thank God that the politics have lightened up and we will see how things are in a year from now.
Lucky for me, I’m able to afford my simple lifestyle and I bought my home 35 years ago. (Prop 13 protects me on my taxes), I’m single and have a low overhead with no debt. That’s the only way I can do it without changing my whole program.
It is scary living on a fixed income and seeing the insurances and taxes continue to increase much quicker than the cost of living increases in social security and pensions. I may be forced to move out of California one day, but until then I really enjoy most things about living here.
Don’t get caught up judging California by the cities that seem to give it a bad look. Come visit some of the nicer cities and you will see that the quality of life is so much better in some ways, than any other state.
As a long haul truck driver…. I can see how you’d try and avoid being out west. I’d hate to have to drive a semi with doubles or a 53’ trailer around here, that would be miserable with the traffic in some areas. (Traffic is another bummer about living on some areas of California)
Then again, if I’d been raised in a southern state or Midwest state with a completely different way of life, I might feel differently. There’s no doubt that there’s some unattractive things about California.

Yeah, this seems to be going on across the state. Insurance companies are looking for any reason to drop you. Some companies just flat cancelled everyone who was in a fire zone, which is like 75% of the state. Only about 25% is actually a fire zone, but every time there’s a fire and homes get burnt down, I cringe thinking what it’ll do to the home owners insurance rates. I just keep my fingers crossed that they don’t price me out of living here.

So....I spoke too soon on my earlier post. That was before we up and moved to a new place which isn't far from our old place.
Right off the bat....the big name insurance company we had been with for 24 years, said;"Sorry, we're not writing home policies in Ca anymore". F*CK......
So we go to get quotes from other big name insurance companies. One (who i've done business with in the past) is still writing home policies....BUT....they require you to have both home and auto with them. So now we have to change our auto policies of 24 years as well. It's either go that route or use some no name insurance company. The latter just not being an option for us.
...and then the kicker. The house we moved into is in a gated development and we're backed up to a mountain with brush/rocks and the insurance company will not cover you for fire. So we had to get a California "Fair Plan" policy for fire....and let me tell you, there is nothing "fair" about it.
We also had to have the F.D. come out and do an assessment of the property for defensible space (AB-38....thanks to all the Nor-Cal fires) oh yeah, there's a fee for that.
My wife is stickler for insurance and we are covered up the ass. Earthquake policy, Umbrella policy (covers up to your net worth).
So all said and done, our Homeowners policy, Ca Fair Plan (fire), Earthquake and Umbrella have essentially tripled from what we were paying 3 months ago. Oh...and our auto policy is higher too.
Can't blame the insurance companies completely, the CA laws/regulations are causing them to lose money so of course they're going to bail out.
My co 2 yrs prior to 12-5-24 has none. According to safer web . It says 7 trucks usually that’s not accurate.i think it’s less. He’s been in buisness 20+ yrs. Lithuanian real honest & cool, we make each other laugh . Great safety rating . Probably because he only hires drivers with 10+Yrs exp. Got this ld from 35th st n. Side Milwaukee Real bad area real old place it used t 2 b usps junk mail. My boss calls & says no toll rds to Cleveland or no Ind., oh. . Tolls too much nobody pays my tolls, can’t get more money from cheap broker, etc. I say Mr easy pass pays the tolls , don’t worry about it man. He laughs . 3 weeks of ne backroads then 3 weeks of winter. Horrible delivery lastnight . Hardly any sleep trks slamming trailers etc. Chicago now til Xmas is bad plus it’s crazy fri. Doing wash now they got 1 chair the music is blasting . It’s driving me nuts I can’t get away from it & sit down.
I just renewed 5 pre-emission trucks, 3 van trailers, and 23 tank trailers. $1million liability, $100k cargo.

Same. Been with Liberty Mutual for 20yrs, random letter showed up and claimed moss on my roof. They didn't even provide evidence at first until I forced them, and a letter shows up in my email with a Google earth image showing nothing. Absolute horse shit.
Just signed with Farmer's, slightly lower rate with similar coverage.
2 weeks later LibMu drops my car insurance because they're no longer writing policies in CA (sole reason for the home owner policy being dropped, just didn't admit it). Moving to Mercury for that since Farmer's is out of their mind with Auto policy. At the end of the day I'm going to be paying about $500 a year more combined with similar coverage, but how long will that last?
The evidence they sent me was a picture of my solar panels that they claim is moss. Unfortunately, for some reason even though I'm in the middle of town 1 mile from two fire stations , we are considered a zone 4 fire hazard. And I'm yet to find anyone who will write a new policy. So I'm fighting lib mutual to try to stay. If not, it's California fair plan. Which will mean an extra 4-6k a year for homeowners insurance! Plus probably more for car insurance, since I'll have a hard time giving lib mut any of my money. So fucked.
