Moto people are always crazy when they go to sell their track/race property. We have seen it over and over, whether it's Barcia's property, Moto Sandbox (Villopoto/Grondahls), Reed's place and there are a hundred local tracks/training facilities. They always think that track they spent years making and grooming are worth something. News flash, they aren't to 90 percent of the population. This property like so many others will sit on the market for a few years and then after everyone forgets about it, it will be sold for what it's really worth.

If I had $5 million I would build want I want and that would included a nice house and NOT a place would a living quarters. Yes its way over priced.

This is an old article and there's been progress since the article was written, but maybe this will give perspective for some of the experts talking about values that live thousands of miles away. If you're not familiar with The Villages, they're basically the real life version of Market Equities from Yellowstone.


So you would have read the part where they purchased 1,127 acres for $7.54m? This was as recent as 2018. Far far cry from Baggett's ask price.

Only problem with this statement is it should be 99.9% of the population. No way 10% of the population cares about having a motocross track on their property.

So far it's lasted a month on the market without selling. That'd be a long time for single family home, probably not for a higher priced parcel like this. Still interested to see what the actual sale price will look like.

This area was working class rural folk until very recently, and now over 1000 people a day are moving here, most of them with lots of $$$

Don’t even try to explain it…I’ve tried in the other threads but all the real estate experts from thousands of miles away know the market better than those of us that live in Florida and work in the real estate industry..

Okay so I’ll ask again. What did that sell for? I remember him being ridiculed for pricing it higher than the surrounding area as it was a turn-key compound.

My original question was to the guy saying Reed’s facility sold for traditional acre/$ amounts vs. a price increase as it had value outside of just the amount of acreage.

As for Chad Reeds place, although Eighty Three Holdings (Racing) has been using it for a couple years the actual deed didn't change hands until February of 2020 for the premium price of $900K (He started at 2.5 mil).

Also, nobody said it sold for traditional acreage value, there were improvements like buildings and a home. But if you want to do the math (63Acre at 900k) that is a little over 14k an acre.
