Is there any backstory as to what caused them to sell?
simply 37yrs of running a moto track. ready for the next passionate moto fan to take the reins for the next 37yrs!
swan's best era has been in it's most recent years. this past weekend hosted rd2 of the texas winter series with 1100 entries.
it's primed for many more good years ahead.
That's a lot of work...for a long time. Good luck on the sale...and the next chapter.

The rumors were quashed earlier this fall.
I guess it was the housing development rumors, but damn, I'm still surprised.
AngryBear has it right. I chatted with Trey earlier this week. it's just time to start a new journey. He and Sara have a large, still growing family. Pat and Forrest are beyond retirement age. They have been tireless in their support of the MX community for 37 years. They want a buyer that will continue to operate the track.

No price listed as far as I can find. Heard a rumor of 3.5m. Again, that's second hand and cannot confirm.
I wonder if if I can use my Veteran's Home Loan for this? lol
I love Swan and Trey and his family are awesome. I hope Swan sticks around another 40 years (at least). As everyone knows, Texas is booming with people moving here and there have been more and more houses going up everywhere in the state, including Tyler. I see it when I drive to Swan. Unfortunately, I do think the next owner might, at some point, be dealing with the age-old problem for MX tracks, noise complaints. Hopefully I'm wrong but people are putting houses closer and closer to the track.

What??? Man, that sucks. The Moe family were doing a good job. Guess they got fed up with the bullshit.
But, then again it's always hard to tell what's happening behind the scenes.

I hope that I am wrong, but the advertising video appears to me to suggest that it could be permitted for both residential and mixed use zoning. That does not register in my mind as a property that will definitely stay in business as a track / camping area. Hopefully I a Moran, and am very wrong, but smoke usually equates to fire.
The fact that they put apartments and neighborhood homes as potential uses in the ad is a such a shitty move 🤬🖕🏼
New homes are getting closer and closer to the track. I see a developer snatching it up. People have to start supporting tracks or this will continue. So many people nowadays want to "train" for LL and not race locally. The family just built a nice home on part of the property so I assume the track will remain until sold.
Unfortunately with the dynamics of real estate in Texas, the financials of piece of land used for MX track versus building subpar "affordable" housing are not in the favor of an MX track.
I think about the "race locally " motocross in Texas often. The struggle I observe is: Travel+Lodging+Track Expense+Bikes+Gear+ ETC....++=$$$$$$. There are large sums of money/ time spent to "race locally". There are as many scenarios as there are people at the track. Whether that is showing up with a truck/ pop up, or a 600k Renegade Hauler. And when you spend all of that to get 2-3 15 minute practice sessions, 2 classes/ 2 motos each, 4-6 laps each moto, small gate numbers. Not sure what the answer is, but is concerning....
Granted that the scenario is different depending on where you are in the country....
Such a great track. First class all the way. For the amount of money it would take to purchase Swan and the fact it's 76 acres, I won't be surprised to see developers interested in the property. Tyler's been improaching on it for awhile now. Still rural, but a lot fo money to be had by sub-dividing it up for homes or apartments.
A real track family can make money on this facility for sure. It's top notch, but there's so much work and dedication that goes into that 76 acres. Not much time for anything else.
Hope someone with the funds and the will, will buy Swan and keep the track going.
