That's because foreign investors (primarily Chinese) are coming into the area and paying cash, oftentimes above market price, to build grow houses. Plus that property is off a major highway and right across the TX border, so perfect location.

I've spent several weeks at Compound 77 over the years, my buddy's family are the original owners.

The dirt there is unbelievable, doesn't get any better. Topography is great for a fun, long outdoor track. Perfect pad for SX track.

Location is good - most supplies you need are 10-15 mins away. You are about an hour from downtown Dallas, so you can live in a suburb of Dallas and drive to the facility often without it being ridiculous.

The building is perfect for RV storage, workshop space, gym and the living quarters do the trick. Nothing luxurious, but very functional.

Overall an excellent set up. I wish I lived closer to Dallas to justify it/easily manage it.

The moron growers showed up in the town I grew up in. Landlords raised rent so high, it pushed everyone out to make room for growers. Now there’s chain link fences, barbed wire, etc.

Rode there years ago when it was a public track. Very nice place but seemed too far away to really pull a lot of the DFW moto crowd. Dirt was great but I had to pass up half a dozen other great tracks to go there.

Nocona seems like it had the same problems. Great dirt but when you pass River Valley and Oak Hill on your way up there you start to wonder if it's really worth it. My friends down in DFW are spoiled lol, complain about having to drive more than an hour to ride sometimes.

Well, Oakhill has closed since like June, South Central closing, Texplex and Buffalo Creek prep not being very consistant, we might be driving to Oklahoma more often, haha.
Nocona was a fun track. Really enjoyed riding there.
