The reality is that MX tracks don't pay much so you can't have too much money in the property or it will never cash flow.
With a 2 million dollar listing price, this track might not be available for a long time. But I have faith it will come back. After all, the location is too remote for a self storage facility to be built!

Murphy's is doing it right. They are a family run track that are passionate about the sport. The track improves every time I have been there. My only wish is that they would dig it deeper and let ruts form in the turns. Also, see if there is a way to widen it, for racing.
CamP is on the right track, saying Oak Hill would be a good national track. They already run one of the most popular amateur nationals in the country. However, I think the track at UnderGround is far better. It is the top track in the state, IMHO. But then again, I would rather see a National at Tallon's place. But it would be a media/traffic nightmare!
This model absolutely works in moto. Here in Ohio, local racing had been dropping year over year, Tracks closing right and left. The product that was being given to the riders was so low grade that many stopped racing or just choose to travel out of state. Then a handful of track owners got together and created an organization that primarily focused on the QUALITY. They created regulations on track prep, track layout and other race day amenities and in less then two years, they now have one of the larges events in the nation and a series that is outdrawing all other organizations in the country.
You may not agree with all the rules and regulations but you can not deign, they work.

The Narrator-It seems that narrating is more your strength than reading comprehension. Please read the following without projecting your personal biases and assumptions on my reality.
I am not a neck brace advocate If you opened an AMA or FIM sanctioned track in the US or outside the US I would support the regulations these organizations enforce for safety and sound.
It is a free country but yet you call me names for supporting the FIM's upcoming upper body requirements. Really appreciate the tolerance and respect for my positions The Narrator.
Regarding Your rabid desire for rules and regulations being placed on everything is borderline frightening it is frightening to me how people like you can exaggerate so much and it also frightens me how many people are happy with the status quo. I am not one of those people obviously. MX has given me so much that I want to do what I can to keep it going by reducing avoidable injuries, make machines quieter to keep what few tracks we have left open and try to brainstorm with people that are actually interested in making positive contributions to the sport.
After starting racing MX in Ohio in 1972 I am completely sick and tired of the BS (a big part of it is the tolerance by many for year after year of stupid stuff going on) so I use this forum as others do to express my opinion. No one is making you read any thread I start so please avoid them in the future if you're bothered by them.
BTW give me your address when your track is ready please. Let me guess......no safety equipment and no packing in your silencer/muffler because you're not a socialist Neo Nazi.
EDIT: The Narrator- I apologize for starting the thread about the suggestion about a new rule for track equipment. Who am I to make suggestions in an effort to keep someone's son or daughter from smoking into a bulldozer? It's a dangerous sport after all right?
