I don't have a drop dead date yet but I'm ready to sell up and move on.  Pretty much decided on southern NM or AZ.  My bones scream for warmer weather than Kansas.

I'm not looking for a house.  The wife and I are happy living in our camper.  I do need someplace for the bikes and tools though.

I've seen/passed through a lot of dead towns in the SW.  I'd like to find a dilapidated barn/shop with utilities for my camper.  I'm a renovating fool.

Of course affordability is key.  I'd even consider a long term lease (I'm 65...how much longer have I gotWhistling).

Any of you guys know of this nirvana I'm chasing?

My brother has a second home in Lake Havasu. He and his wife love the warm winters. He bought a condo during the housing downturn in 09, then upgraded a few years ago to a house. He stays down there for a few weeks then books a cheap flight back up here to check in for a week or so.

That's a nice area...lots to do.  I'm looking for something more rural and less expensive.  The fewer neighbors the better.  I'm not anti-social but I'm just tired of sorting through the morans.

For AZ, using rural and affordable as a metric Central AZ is good (affordable is relative term- not sure what Kansas is in comparison).

Central Arizona outside of some of the smaller towns (Cottonwood, Clarkdale, Chino Valley/Prescott Valley) you can find cheaper land. Yet still only about 1.5-2 hours to Phoenix airport. And that area is higher elevation than Phoenix and southern Arizona, but lower than Flagstaff. So it is usually 10-15 degrees cooler than Phoenix in summer, but with mild winters (snow is rare).

We went to a wedding a few weeks ago and drove through Chino Valley to Prescott, I recall seeing several old (abandoned looking) barns and garages. Not much of a town, but only about 20-30 minutes to Prescott Valley which has everything (Costco, shopping mall, car dealers, a sports arena that holds Endurocross every year...). And you won't die from the heat in summer like Phoenix.

That's kind of exciting eh ? I'm jealous. Sorry I don't have any leads for you, I'm in Ca, cheap doesn't exist and it's the moran capitol of the galaxy it seems like. I just posted to say good luck !  I've always liked major lifestyle changes, especially when it means less bullshit. Something will work out for you because,  ...it always does lol.  Good luck can't wait to here what you stumble into lol.  I'm 65 in January, you're right about not knowing our expiration date. Go man go.

And feel lucky your wife is down for the RV living lifestyle, that's a keeper right there ! Cool

Los Angles has plenty of affordable places if you have an RV. Oh wait, you didn't want neighbors.th-2335222134

In all seriousness, what is important to you for the new area you want besides affordable and warm?

I’m in NM up in ABQ.

Cloudcroft down south is a really cool spot if you want to be in the mountains

Las Cruces would be warmer but its dry dry.

I personally really like Fort Sumner (I lived there at one point) but it’s a bit clickish.  It’s in a nice little green valley with the Pecos River running through it and some of the biggest Cottonwood trees in the state.  Plenty of old structures to fix up there! This is at Bosque Del Apache In Sumner just about a mile from Billy the Kids grave site.

I love Cloudcroft but I'm not sure about winters there.  I just drove past The Kids plot a couple of weeks ago.  A lot of cool stuff out in the great wide open.Cool

I do like to fish, hunt, and ride the scoot but I'm pretty happy just being outdoors in general.  I am not a townie.

Yeah...this house is too big since the kids moved out (twiceSilly).  I never wanted to live in town but it was handy when the kids were in school.

I'd move to rural CA in a heartbeat but everything is just too damn expensive.

The wife is pretty bendy...keep her fed and bait her fishin' pole and she's content.Wink

AZ35 has good info.

Apache Junction has lots that people have trailers and manufactured homes on.

One bonus is it's 15 miles to beautiful Canyon Lake.

But it is in The Valley of the scorching sun and the question is if you could handle the summer's and hopefully your trailer has a good air conditioner that is reliable.

I would try to find a cheaper home than living in a trailer personally.

Sounds like AZ or NV for you, maybe even UT. Given your living condition, you're not looking to own. there are some nice US communities in Baja CA that are very affordable. Being a US citizen, you can't own the property if it's within a certain # of miles from the coast. But you might find that you like ocean fishing and some real nice people. As far as hunting goes, unless you're cartel, they probably not real happy about you having weapon. What about central CA? Must be cheap up there, like Modesto area?

I did look at some property north west of Sacramento a few years back.  It wasn't crazy priced but pretty bare.  I'm sure the price has risen astronomically though.

I was thinking south of Sacramento, it's mostly farm land but you're at the base of the mountains.

"The cost of living in Modesto, CA is 18% lower than the state average and 16% higher than the national average. Modesto, CA housing is 33% more expensive than the U.S average, while utilities are about 41% pricier."

I tried responding to you through the Vital PM system, but the email bounced back as undeliverable.

I had sent you my direct email and phone, I will get you more info on what I mentioned. Just get in touch with me next week and I will let you know what I could find out.

The foothills communities or north east part of Cali might be just right for you also.🤷‍♀️. Lots of rundown old rural logging and mining communities that haven't been gentrified yet...

It's definitely warm in the summer but from Nov-March it gets colder than my old bones can take.  I really prefer to spend my time outdoors.

Az summers can be tough on an RV. Unless you are looking at doing a park model or something similar. I would avoid phoenix in the summer. Like other people said, Prescott Valley has good options. Also Payson, Greer, Globe, etc. lots of good options on the eastern side of the state as well.

Can confirm. We used to leave our RV for 6-7 months lakeside at Havasu for many years. The other 6 months we brought it home to do riding trips in the desert. The intense heat and dramatic temp changes really damage the coach.

I hear ya.  I'd have to find or build shade for the camper.  They do NOT like direct sunlight.

My cold line is generally interstate 40.  Anywhere north of 40 is cold in the winter!
