It really depends on what type of track you want and if you want lanes close to one another. Oh, and if you want to get a water truck around it.

What a track.
I have a corner track laid out on about 4 acres. I would be nice if it was bigger, more elevation, and had more jumps but it is enough to get me and my boy some convenient practice. I have the most important ingredient that makes a good track. . . Good dirt!!!

the location of the lake/reservoir between the tracks which i am working on at the moment. There is also a vintage track that uses parts of both bypassing all the big hits.

Then there is liability - either from people you allow to ride, or someone that sneaks onto your track and gets hurt. I actually had someone sneak onto my track while I was at work - wife called and asked if I had come home to ride w/o telling her!
My minimum is 10 acres. Need room for a house and shop, and at least 5 for a track. Anything smaller is not worth the work IMHO. And my next bike will be an Alta so no one knows I even have a track.

I am in the process of building a lake/reservoir to be able to water when i want.
Will use a truck for some of the track (yet to get that) but the big hills will have to be sprinklers or fire hoses no way to drive a truck up those hills and cutting a truck lane is just way too much work in this terrain.
Stocking the lake as well as i like to fish and what a nice place to cool down after a hard ride.
I have an old hand-dug cistern that I dropped a pump into. I run that to a 1500 gal tank, and have a gas pump off that that pressurizes a lot of 3" PVC. Then I use fire hose off of that to water. My current track is pretty small on 3+ acres so I can reach it all. Still takes a good hour+ to water.
