Sitting in a 1850's historic home in a small rural railroad and mill town. My first booking. My kids use it all the time, everywhere they travel.
I may have gotten lucky, but this place and the entire procedure has been fantastic so far.

I think they are great options for people that want to travel and not stay in a hotel.

I’ve found that because of cleaning and administration fees, it’s usually only cheaper if staying multiple nights….for one night stays I’ll just get a hotel…but for two-three night+ stays, I’ll grab and Airbnb…
Also, your can negotiate the fee for larger rentals. I’ve had the service fee calculations applied only to the rental charges. Not a huge savings, but enough to cover a night’s worth of bushwackers!
I remembered coming across this thread, and wanted to share what we have been working on. We sold our condo and then had to roll that money into another property within 45 days or face steep taxes. So we bought this house that's about 90 years old and are close to being ready to list it on Airbnb. My mother-in-law and wife have done most of the work, I have mostly been on baby duty. But it's going to look so nice when it's done. We have bought a lot of older furniture to fit the same era. I can't wait to get this thing totally furnished and listed. The previous owners got rid of a lot of the things that we really liked about older houses. So we've spent a lot of time trying to bring it back to its old glory. It's in a pretty popular tourist town, and it's right by a college. So we basically hope it can atleast pay for itself

We had biblical rain a few days before this house was listed, so that really worked in our favor because the crawl space flooded and I think that scared some potential buyers away.
Lots of local councils trying to ban out of area purchases for properties that wont be lived in full time, and double property taxes.
And of course in big cities, the same is happening, so the housing crisis worsens.
We have 3 cottages in the centre of our village that have been bought for this, they were always long term rented by a local owner, with elderly residents, for as long as i can remember, but they have now been 'Insta readied' and seem to bring nothing but grief to the area, with parking and noise.
The prices are going nuts, because privately run hotels are getting overrun with illegals being payed for by the Govt , instead of being sent back when they land.

We have our first guests this weekend. We busted ass for a couple months, spent a whole lot of money. And we are getting a lot of bookings. December will pay for the house payment and then some. My wife did all the design work. She always says it is her true calling.

As a many time Airbnb and VRBO customer, reviews are everything.
I am sure you already know this- but just make sure and extra pamper your new guests and make sure they are happy and will give a 5 star review. Once you build a solid rating that place will stay booked all the time.

A friend of mine from work has been doing the same thing and she has had some issues, she has had people smoking pot in her house, she even ended up with a hole in the wall on the last one. I think her issue is that she lets people stay for just one night. If it's for at least two then I think you might get a more respectful crowd.
Well, apparently some of our neighbors aren't too happy about what we are doing. Prior to us taking any reservations we went around our whole street and knocked on every door and the two immediate neighbors were the only ones that answered and they had no problem with what we are doing. Another one had waved at me, went inside and then ignored us when we came to her door to talk 15 minutes later.
We just received a typed letter with no return address, and no names on it. It had three different streets listed, so we are assuming there are three different people that aren't happy about what we are doing. They listed three complaints. They said we are renting before our permit was approved, but the office told us to "do what we gotta do" when we asked them about renting before the permit is approved. The two other complaints come from when we either used the house ourselves or had a friend just borrow it as a favor because they helped us with the project.
One of the big things that they are getting on people about is parking, so we aren't permitted to have any on street parking, and when our friends borrowed the house for a party apparently they parked in the street. I'm not sure they have any ground to even complain because we weren't getting paid to rent it to anybody. Their other complaint stems from when my wife had friends over for a bachelorette party. They complained about the bus, and said that because the bus took up the driveway that more people had to park in the street, but again, these were not paying customers, they were our own personal guests. They reported it to the city so I'm guessing we will get a nice letter or phone call about it. Can't wait to argue with the city about it.

We ended up switching over to a long term lease, and have a family moving in next week. It just got to be too much work, we would have to spend 2-3 hours cleaning the place when we turned it over for new renters, and we wouldn't really cover the mortgage unless we rented it out at least 12 nights per month because we weren't able to charge as much as we hoped. It was fun, but we sort of realized that it might be a better plan if your property is already paid off and you don't have to make that big payment each month.
I totally get where your coming from. We had a house on Airbnb and VRBO for 3 years. It is a large place, 4100 square feet on 3 acres. It worked out fine money wise, but WAY too much work and stress. We don't have any neighbors to complain, but the stress of getting bookings, the stress of the review process, someone texting you at 11pm because of some little problem most normal people who not worry about, just not worth it. If you are retired and like to do the clean up, all the attention to detail, etc. it might be ok at best, but it would still be stressful I would think. Plus my job required 15-20 cross country trips each year, so my schedule was just another impediment. We turned the house into linemen student housing, which still lets me get above market rental rates with guests/tenants for 17 weeks at a time, and no reviews!
