I don't know about the earthquake requirements, but there is some plywood on the house... it's just not in every spot I'd imagine. Some walls have it partially complete but open in other spots. Perhaps only a certain percentage needs it?

^My contractor friend told me that the plywood is required in certain spots for structural integrity, but not everywhere. Just what I guessed, but it is a relief to know. Now I'll be able to sleep tonight.

Yea you were good either way! By the time there is siding and sheetrock you will have a ton of lateral support!!

Siding and sheet rock aren’t exactly structural 😆. 

Man being a builder and not allowing changes must be real nice for the builder. I was involved in custom home building for years and the constant changes and last minute changes will drive you nuts. 

That being said small things like outlets isn’t a big deal. They must be very efficient, and to be honest home owners that make a bunch of changes get shittier work, it pisses the subs off. 

What’s the build time on these homes? 6-9 months?

Cant have to many outlets in a home office and garage. We even ran cable and phone jack into every bedroom and and the garage.and now we dont use either. 

Run water to more than 1 side of the house. We were able to add 2nd later during a water leak repair.

^I'm going to have to tear into the walls and add outlets later. This builder is SERIOUS about not making any changes to the plans. They even made me sign something that says anything added to the home during the building process will be removed at owner's expense. Haha. They really must not want any delays in the permits! 

Soggy, the stated completion time was around 5 months. I have a feeling we'll be a few weeks late, but that's OK.

Love it, I basically get as turned on by garages/homes almost as much as bikes. Can’t wait to see it come together.

We had a post-drywall inspection today. They've textured the walls and painted the eaves since we last were there.

They are moving along fairly quick- definitely build houses different out there vs WI…surprised the roof isn’t on yet- looks like tar paper only.

^They told me the roof tile will go on toward the end of the build. One additional layer of waterproofing goes down and then the tiles.

They are really moving along! Since I was there 4 days ago, they have installed cabinets and doors, colored the stucco and put in my garage door surround. Everything which is still gray stucco will be covered in stone:

It's getting real! Tile roof is on, garage door installed, stone up and the forms for the driveway and sidewalks are in.

Sidewalks are poured and we have doorknobs now. The house is now locked, but I can see through the windows that we have carpet and plumbing fixtures.

My garage is part of the house, so it was included in the home. I feel a little weird discussing the cost of the home, but like most houses in So Cal, it was north of $500K.

Got my landscaping done and false shutters installed. Walkthrough on Tuesday, closing one week later, and then the real fun can begin - the garage setup!

We had our walkthrough today, and all is well. Now I can show you guys my (mostly) finished garage interior:

My main panel, subpanel, irrigation controls, solar controls and backup battery. You can see a faint blue glow on the right-hand side of the battery, which shows its charge level. Pretty cool. As we Germans say, "sitz bach und watch de blinkenlights."

Holy no outlets on that whole wall! Wouldnt they allow you to add when you spec'ed out the house?

Yes, California requires solar on all new builds now. It's actually one of the regulations I agree with - that's free energy that we should be using. It's sunny here about 300+ days per year. Might as well use it.

As for the outlets, no - they would not allow me to make any changes to the build whatsoever. I even had to sign a statement indicating that I'd pay for the cost of removal if I tried doing it after hours myself. I suspect it is so that they don't have to deal with unskilled labor making additions that won't pass code and final inspection. 

EDIT: The good news is that there is an outlet along the entry hallway, which is the same wall you see in the last picture. I'll just punch through the wall in that same spot and give myself an outlet over there.

So my closing date got pushed back a week. 😑 

We were waiting on a water meter, which finally got installed on Tuesday. Now we're just waiting for someone to make an inspection and we'll be in. The house is all done and my garage is ready to be Falconized. 

The eaves have these cool decorative "pickets." I don't know what they're called, but they look like they belong on a more expensive house, so I like it!

5 months is a beautiful thing. We had homes that took us 2.5 years. So glad I don’t do that anymore.

Lumpy, you read my mind. I'll be looking for some insulating panels before the summertime. I have a portable air conditioner that I plan to install, as well. Just need the best way to vent the hot air. Still thinking about that one...

I have an appointment to sign off on the final inspection tomorrow and we should have our keys then or by Thursday at the latest. Wish me luck, guys!
