If income property, you'll want a really solid management company lined up.
I guess what I'm saying is do your research.
Just make sure you physically go to wherever it is you want to buy BEFORE you buy, there are bad neighborhoods everywhere and scumbag real estate agents will ut up descriptions and photos on the internet that make an ex- crackhouse look like its in a beautiful up and coming neighborhood..
And fast forward, late XX Century : USA and its American dream. Well, no exception here as the country is on its path to decadence. Take your Australian dollars somewhere else and trade them for Chinese yen (the country which owns America now).
I'm also looking though, sorry. Canadian dollar is basically at par and prices are too cheap to pass up..
Figure out what you want from your investment. Whether it's strictly an investment for profit, or would you consider using it as a vacation home?
The US housing market hasn't been gaining strength as fast as wall street has rebounded and it will take probably 15 years or more for the price of some areas to return to their peak. If they ever do. Prior to the housing bubble, US real estate (single family homes) wasn't necessarily the best best place to park your money. The average increase in home price year over year was actually quite low.
That said, if Australia is anything like Canada's housing market, there's bargains to be had in the US. I bought a nice three bedroom home on a golf course in Palm Desert for less than I just bought an older house here in a "up and coming" neighbourhood that will take nearly six figures in renovations to be complete over and above the asking price. I would have had to pay nearly triple the price in Canada to get the same house I got down south and if I bought it up here there's no chance I'd ever be golfing right out my back door on Christmas day.
