Dennis texted today after 16 years and will most likely do something else with the land within the next few years, however if he can find someone to lease it he will keep it open until that time. If nothing is lined up by Dec. 1st he will close the track and move forward.
This track is a long par 5 from Circuit of the America's Moto GP and F1 track and lighted all over. The lease would include use of the tractor, dozer, 2 water trucks etc. He's looking for an annual lease for $3500 a month.

With the main track, the Vet track and the Mini track it seems to cater to everyone, and close to town and under the lights to beat the summer heat seems like the right stuff. The tracks are in the best shape they have ever been with lots of sand added over the years and the drainage situation improved to prevent flooding as much (if it ever rains again
As far as increasing revenue, the 1st thing that comes to mind is 4 wheelers, and they had them a few times when Race was leasing it, I don't think Dennis agreed with it? There are just flat less riders especially for pure MX and many/most assume that strong skills are required to ride there (the Vet track is fairly new and hasn't been well promoted) so the Scramble, Enduro and trail guys don't feel it offers them anything special and go other places for less $.

I'd be more tempted if I didn't have good friends that own other local tracks. Sadly I haven't personally ridden at ADVMX for a couple of years as a result of that. There was always something else higher on the want to do list.
I do think that place has a lot of potential. Hardest part for whoever takes it over (if someone does) i think will be getting rid of the stigma that goes along with it and getting people to give it another chance.

I quit several years ago because every track kept adding "rhythm" sections, doubles whatever. Interesting,
turnouts were tons better when we didn't have all that stuff. See a common denominator?
Being close to town doesn't seem to make any difference. Witness Swan or Whitney. Build a great track
and they will come.

he didn't build more hangars and really make the airport busier and sell gas and such. He said, "Why? The land
next store sold for $350,000(ten acres) for houses. Spend a million on hangars that I can rent for $150 a month?"

Not a gigantic jump by any means, but you did not want to case it. You could double, step up to the top (triple) or quad over. I think it was 3rd gear full tilt on my YZ250.. click 4th and hit the rhythm section.
