This oven we looked at might just be the ticket as the smaller compartment heats up instantly. Steam feature is supposed to reheat food without overcooking or turning it to rubber. Other than that, I did look at a microwave that fits in a drawer. Pretty cool.
I have heard a lot of complaints from people who put their microwaves in the lower cabinets. They say it's a PITA to read the micro wave at that level and just generally irritating.

The opening above the sink was to make it feel a little more open (stairs to basement are a "half wall" on the other side.
I guess I would need to really see what was on the other side of the wall - to see if it made sense.

Not best pictures...Luke the house and land but wife always complains about no counter space. Plan to take out corner pantry, this issue we like the current opening, but plan calls to close it off some. Any suggestions appreciated!

Honestly, after looking at the other side, I think you already have a pretty good design...
Opening that wall up might actually look a little weird.

Looks like you are adding quite a bit of space into the Kitchen itself. That is going to be a huge improvement!
But because of this added space - you will probably have to lose some of that arched opening width, unfortunately.
You could always take out more wall at the other side of the opening, next to whatever that is in the corner.

Taking out the pantry will add a lot of space, but will you still have a pantry somewhere else?
You might consider leaving it since you are already gaining a bit more counter space. That style pantry is very common in Kitchens these days. I would hate to see you lose that much storage.

Do you have any experience with the "swing out" pantries? Agree huge storage of current pantry buy wife says need flat work space. On the other wall was going to put a 36" wide, full height pantry cabinet with the "swing out" doors. Thought was to do like you said on the other page and loose the uppers and then have finish pannel on the lower cabinets that would extend out into the current arched opening

Yep, that pantry should be good... That's actually what we are doing in our current remodel.

Your last sentence was my initial thought. Having finished panels on the outside of the cabs, and open above.

That small half wall outside of the kitchen at the overlook... Where would the sink opening be compared to that?

Then you won't even notice the smaller opening...

And I don't think you will regret it either, unless you just don't like the open-plan concept (or if you really need the uppers for storage).

It will really open things up and change the feel, but in a good way.

Maybe the designer could show you a 3d version with the wall removed to help you envision what it would look like.

The countertops are Cambria. Here are a couple of pictures of what you see from the kitchen. This project actually started as a pool remodel and we ended up adding two stories to a single story home.

The only thing I have found that I am committed to, as far as appliances go, is a dual fuel LG range. The commercial style ranges (Wolf, Viking, etc.) are higher than Spiccoli.

We are in the process of selling our motorcoach, but wife says keep it until the remodel is done so we can have some sort of kitchen. Uggg, gonna miss the best time of the year to sell.

Buy a camp stove for the stuff you can't grill.

You can even use your grill as an oven (it takes a while to zero in the temperature, but it can be done).

I wouldn't try to bake a cake in it, but it'll work for most things you use the oven for.

For starters, our utility room is getting reconfigured a bit. There was a door just off the kitchen that went directly to it for use as a "mud room" I guess. Might have been opened once or twice in the past 24 years so it is now gone. Also in the back corner with no lighting is a shower that has never been used by the previous owner or by us. It will be gone and replaced with some cabinets(possibly repurposed from the kitchen) and a big slop sink. Losing a small hall closet for a larger kitchen pantry so there will be a closet built behind the entry door to the utility room. It's the last room in the house with ugly brown 1981 paneling so that's gone as well. Electric hot water heater is being replaced with an on demand gas unit in the attic directly above where the electric one currently sits for ease of plumbing tie in. The second refrigerator/freezer is gone since the kitchen will have a 30 inch freezer and 30 inch fridge. This room will actually have some usable space soon.

About ten years ago we removed some brick columns from the front of the house and replaced them with limestone. Youngest son cleaned all the old brick and stacked it off to the side for future use. I pulled out about 250 of them and pressure washed clean so the brick guy would have a good selection to match the Old Chicago brick in the old door opening. Flipped these things so many times washing all sides and ends that my fingertips were worn thin....yikes.

Had a water leak that ruined the interior of some of the lower cabinets years ago. Put off any partial repairs because we were wanting to do a complete remodel. Funny how a couple years turns into ten. Anyway, 24 years of accumulated crap has been removed from the cabinets and the simplification of our lives gets a reset. A metric shit ton of stuff is being donated to the local dog rescue so they can save some more pups.
