I just received this email from our real estate guy containing the memo below and the marketing package. I have blanked out the names and pertinent info for obvious reasons. If this is something you may be qualified for and seriously interested in, please email me at StadiumofDreams@aol.com

They tried that north of charlotte with a sports cars themed development.
It was planned where you could take your high performance sports cars directly from your track side home out for a few laps and then hit the streets for the commute to charlotte.
Seems kind of ironic to go out and turn a few laps and then hit I-77 with a whooping commute speed of 12 mph.
Saw the brochure on it but that was about 3 years ago.
I suspect it didn't turn out as they planned.
I would rather have my own private facility.

DeCal Works Huge Plastic Inventory of UFO and Polisport kits.
Don't ever buy a condo overlooking a speedway. It has taken me six years to sell mine and I have to take a check to the closing.
I have nothing but admiration, respect and sympathy for someone trying to start a track. Good luck.
Now go play freaking golf while I practice making my replies as articulate as FTE's
"I have nothing but admiration, respect and sympathy for someone trying to start a track. Good luck."
I have heard of a big MOTO complex out east off I 30 that would have motorcycle dealerships couple of motox tracks wake boarding and such but that was in March.
Nothing since.
Michael, you hear about this?
Has moto, wakeboarding, all kinds of stuff.
I can't remember the name of it.
Or is this the same one and it never happened? I thought this one was operational though.

How about somebody that posts replies,
Before anybody else replies.......
As a separate post for every comment made by someone else....
To simply run up their post count......
Yeah, we have NEVER seen that before either
You really don't get it do you....
Coming on here and posting huge long and rambling paragraphs that are nearly impossible to read and then insulting every single person who replies with a contrary opinion might not be the best way to get your message across.
Just saying.
condos right at the track is real smart
can do time shares rent them out this is a great idea
I actually have been doing something very similiar in CT but the puritan way of thinking in CT it will never fly.
we used to be a maunufacturing state with many jobs but not any more
what state are you trying to do something like this ?
The project sounds interesting, and I support anyone trying to get a track going, but if you manage projects in any way like you manage yourself here, it's not a confidence inspiring invitation to plunk a person's hard earned dollars down.
I don't wanna live in a neighborhood full of motocrossers - they'd borrow
everything - EZ-Up, tire-tubes, master-links, wives..........
And Sunday mornings would be hectic.
I like my non-moto neighbors, they have a calming affect on me, as if I'm in a rocking
chair in a nursing home, medicated on opiates, slurping orange-jello and
thinking about Cuba.
They have a mx track, but has gone from one set of management to another. I'm not even sure it the track is even in use anymore.
I don't think that it ever made a dime for the facility.
As incredibly appealing as it would be for me to buy a home in a "MX community", I think my wife would have serious reservations about moving into such a community (read: no effing way). The very things that irritate non-enthusiasts such as noise and dust would be an issue, not to mention resale value.
If you can't get people to buy into the community aspect of it, maybe something along the lines of Sears Point would be possible. Rent out space to race teams and businesses, have the various track facilities available too. Not out of the question to have a National or GP there some day, 1 hour drive from Fresno International airport.
The only reason I X'd out the location and name of the project... was to let out "enough rope for the chumps in here to HANG THEMSELVES with". DONE!
Have a good one.
