I just received this email from our real estate guy containing the memo below and the marketing package. I have blanked out the names and pertinent info for obvious reasons. If this is something you may be qualified for and seriously interested in, please email me at StadiumofDreams@aol.com

July 22, 2010

Attn: xxxxxxxxx

The attached flyer describes briefly the opportunity to invest in a parcel of land in the exciting new xxxxxx Sports Complex, xxcityxx. xxstatexx Motor Sports Complex is the first master planned destination motor sports complex to be built in the xxcountryxx. The 613 net acres has zoning in place for retail centers, hotel/convention center, a 58 acre luxury RV Park, a driving range, 61 sites along Txxstreetxx Drive for manufacturers of high speed engines and parts, automobile and motorcycle show rooms, luxury car showrooms, technology and high speed driving schools, fast food and sit down restaurants; a site for a luxury condominium overlooking the Speedway - and co-incidentally a Speedway with seating capacity of 40,000 (expandable to 100,000) and a Drag Strip. The sites will be graded with all infra-structure in place. xxxxx is in an enterprise zone giving tax incentives that are normally not given. A full Marketing Package is available upon request and a full scale model of the project is available for viewing at the architect’s office. I’ll call you sometime this coming week to answer any questions you might have, and at your convenience, meet you to show you the area and sites and the full scale model in xxxxx.

Sincerely

xxxxxxxxxx

Good luck with all that.

They tried that north of charlotte with a sports cars themed development.

It was planned where you could take your high performance sports cars directly from your track side home out for a few laps and then hit the streets for the commute to charlotte.

Seems kind of ironic to go out and turn a few laps and then hit I-77 with a whooping commute speed of 12 mph.

Saw the brochure on it but that was about 3 years ago.

I suspect it didn't turn out as they planned.

Trying to be an optimist, even I doubt something like that would have succeeded even during the "cashing out my double/triple mortgage" years, much less these days.
I would rather have my own private facility.

Don't ever buy a condo overlooking a speedway. It has taken me six years to sell mine and I have to take a check to the closing.Sad

With all due respect, you need to rethink your posting style ~ or have someone else post for you ~ if you want to people you may be asking to invest to have confidence in your project.

I have nothing but admiration, respect and sympathy for someone trying to start a track. Good luck.

Not negative, just reality.

Now go play freaking golf while I practice making my replies as articulate as FTE's

They started something like that out where I live and barely got a dirt road built before they sold the land to a rancher.
I have heard of a big MOTO complex out east off I 30 that would have motorcycle dealerships couple of motox tracks wake boarding and such but that was in March.
Nothing since.
Michael, you hear about this?

I love motorcycles but I do not want to live within ear shot of a track.

Isnt there one operating now? Xtreme Park or something?

Has moto, wakeboarding, all kinds of stuff.

I can't remember the name of it.
Or is this the same one and it never happened? I thought this one was operational though.

There are a few private tracks like Motorsports Ranch. We also have one here in the desert past an hour or so past La Quinta and one North of Mesquite. The Tulare Motorsports Complex is very different from them.

It is the "FIrst-ever" because you say so?

How about somebody that posts replies,

Before anybody else replies.......

As a separate post for every comment made by someone else....

To simply run up their post count......

Yeah, we have NEVER seen that before either

You really don't get it do you....
Coming on here and posting huge long and rambling paragraphs that are nearly impossible to read and then insulting every single person who replies with a contrary opinion might not be the best way to get your message across.

Just saying.

"First-ever 'Master Planned',,," Don't argue with this guy Joe. He's way over our hillbilly heads. I'm still mad about the 'Go golfing' comment. Well, not so much about the comment but the fact that I couldn't go!

That was serious and good advice. Right now the project's point man on here has demonstrated that at best he lacks social skills and is borderline literate in writing skills and reading comprehension, or at worst mentally unbalanced. And that he skillfully managed one track project into litigation and incompletion.

The project sounds interesting, and I support anyone trying to get a track going, but if you manage projects in any way like you manage yourself here, it's not a confidence inspiring invitation to plunk a person's hard earned dollars down.

I don't wanna live in a neighborhood full of motocrossers - they'd borrow

everything - EZ-Up, tire-tubes, master-links, wives..........

And Sunday mornings would be hectic.

I like my non-moto neighbors, they have a calming affect on me, as if I'm in a rocking

chair in a nursing home, medicated on opiates, slurping orange-jello and

thinking about Cuba.

yes, but what you are referring to, is Texas Ski Ranch http://www.texasskiranch.com

They have a mx track, but has gone from one set of management to another. I'm not even sure it the track is even in use anymore.

I don't think that it ever made a dime for the facility.

Make it happen and living in the valley might not totally suck anymore. Laughing

As incredibly appealing as it would be for me to buy a home in a "MX community", I think my wife would have serious reservations about moving into such a community (read: no effing way). The very things that irritate non-enthusiasts such as noise and dust would be an issue, not to mention resale value.

If you can't get people to buy into the community aspect of it, maybe something along the lines of Sears Point would be possible. Rent out space to race teams and businesses, have the various track facilities available too. Not out of the question to have a National or GP there some day, 1 hour drive from Fresno International airport.

Hey SRP33... it's not my project...just friends involved. But I have followed it closely because their success in getting this concept to fly, especially in California is nothing short of simply AMAZING. Delirious dreamers like me, can and will use it as a tool while pursuing my concepts for development.

The only reason I X'd out the location and name of the project... was to let out "enough rope for the chumps in here to HANG THEMSELVES with". DONE!

Have a good one.
