don't do sec 8.
my father in law has 4 rentals, 2 sec 8's and those are the ones that are pain in the ass.

I think the pros of a section 8 are:

You are likely to get an umemployed drug addict with 8 kids as tenants

You get a reduced rate of rent paid to you by the state.

Those are the pros, still interested in the cons?

Ive had to appraise varies types of HUD apartment complexes - and the property owner always regretted ever signing the deal with the Gub'ment.

I was kidding, but the pros are you get paid, on time, every month, or the government will see to it that your renter finds new digs. The gov picks up most of the tab and the renter is on the hook for whatever their financial situation allows, sometimes like free even. The cons are the type of renter it attracts.[/quote:1ys7a1dl]

and you are under strict code rules too - example: There was a torn window screen so we went and put in a new one (or wouldnt pass inspection). The very next day one of the kids through a piece of wood through the screen and we where forced to fix again with no reprocussion to the renter. Had to or father in law wouldn't get his monthly rent check.
the type of renter it attracts are freeloading piles of shit who feel everybody OWES them something (my experiences only).

I've been led to believe by my landlord-type buddies that it's next to impossible to evict a Sect. 8 tenant.......
