Both my sons just bought houses and the oldest one decided to by a house that had already be renovated. I talked my youngest son into buying a home that needed some work so he could build equity much sooner than if he bought a home that had already been renovated.

My nights and weekends are gone for the next month of two and I am beat to a pulp tonight.

You're gonna love doing it, and you know it.

Shut up and make your boy proud.

Just hope that when you get old and need help with the house he will remember all the work you did for him. LOL

Then call a few of your favorite subs.

Make him pay them.

A couple cases of good beer should cover it.

I had the tapers there today doing a light palm texture on the walls.

It cost me much more than a case of beer though.

Ya I know it's a good thing but I have been sitting behind a desk for the last fifteen years and I am not use to swinging a hammer.

If you can still paddle out, you can still swing a hammer.

You have been behind a desk to long no one uses Hammers anymore.

Pasalode dude pasalode! You can buy used drywall equipment pretty cheap online then sell it when your done. You can also find alot of experienced guys that will work for pennies right now.

I used the paslode trim nailer yesterday casing out a new opening but also used the hammer while redirecting some roof loads so we could move a load bearing wall. My paslode framing nailer only shoots 12s and I didn't feel comfortable using a 12 on what I was doing. Spent a good amount of time in the attic moving some receps also. It was hotter than hell and not much room to move around in. I think crawling around in that tight attic is what kicked my ass.

I am a commercial guy and don't care much for working on houses but when it’s all said and done my son will have a 1600 sf house in a good neighborhood that has been upgraded and he’ll have around $113,000.00 in the deal.

Of coarse it depends on how big it is and how fast the sets are coming in but in general paddling out kicks my ass to. I normally have to sit for a while after paddling out.

You can forget about the that "Old Guy's Rule" saying.

I'd rather buy something already done and have those people eat the 40% right off the top.
