Wow, in Seattle $50K wouldn't buy a 5000 foot lot. Let alone the legal fees to keep riding after the neighbors started complaining.

I wonder what a personal liability policy runs for something like that, for non business purposes.

Find a few other riders and have your own track for cheap.

2500 an acre isn't bad depending on how much dirt work has actually been done.

I wondered when this was going to pop up on here, I've noticed it a couple times on craigslist. In case some of you non-Michigan folks don't know, Baldwin is also a fan-friggin-tastic place for trail riding. You can ride thousands of miles around the state from Baldwin without touching any paved roads. Would be an awesome little moto-heaven for someone.

Does the big sand track come with the property too?

That's a steal. No Diesel fuel needed. (Well not nearly as much as a blank piece of land.)

It sold in 2007 for $49,000 I would assume pre track and maybe pre well?. Bad deal for the owner, good deal for a buyer.

50K on a 30 year loan is like 500 a month.....

Not sure about michigan but unless it is an owner carry it's damn near impossible to get a 30 year mortgage on land only. Now if you can build a house with a foundation then you can find a bank loan.
