Yes. It only lists 1000sqft unheated. I wonder what the actual living area is, looks like around 4000.

I always wonder whether people build these houses with tracks then once the neighbours are fully pissed off at the noise and dust to the point there’s too much heat they sell and move on. It would suck to buy a place like this only to be hit with a slew of orders to not use the tracks.

Tax assessment =/= value. Do you own a house? My old place the tax assessment was like half of the selling price I sold it for.

If someone can afford to spend 4mil on a house, they most likely aren't going to use a conventional mortgage.

For sure, but a conventional mortgage prob isn't the way they are going to go. 

Well obviously, conventional only go up to like 550k, or low 600s if you're in a high cost area which this isn't. No reason why this wouldn't qualify for a jumbo though.

It depends how property tax is calculated according to the state.

In CA, if you bought a house in 1995 for $200K and still lived in it, your tax rate is still based on that $200K and not the $800K of value it holds today.

It depends how property tax is calculated according to the state.

In CA, if you bought a house in 1995 for $200K and still lived in it, your tax rate is still based on that $200K and not the $800K of value it holds today. 

I don't think that's right.  California limits the assessment value to a 2% increase per year.  So it's assessment now would be more like $340,000, if it hadn't been sold since 1995.

I don't think that's right.  California limits the assessment value to a 2% increase per year.  So it's assessment now would be more like $340,000, if it hadn't been sold since 1995.

It won't comp out if someone is looking to get a jumbo loan with only 20 percent down.

Unless there a wealthy guy with that kind of liquidity out there who is also a Deegan fanboy, It's probably going to sit for awhile at that price, because aside from the awesome garage, it's not all that special with the entry level to medium quality finishes they put in.

Also, IMO the tracks are too close to the house - imagine all that red dust getting inside and on every surface?

 

He used to have his compound down the street from me in Temecula, I wonder if he ever sold it? I don't see it on the MLS anywhere unless I missed it.

Lots of assumptions in here but we really don't know. Is that land able to be subdivided?

I believe the place in Temecula is rented out.

It’s close to Mooresville and Lake Norman, which is where most of the NASCAR people with money (drivers, crew chiefs, some owners, etc), Panthers players, Hornets players, retired athletes and formerly some guy named Chad Reed reside.  Mooresville is home to a large percentage of NASCAR teams’ shops.    Charlotte is just south of Mooresville and the lake.  If you want to spread out on some land but be close to what’s going on in this area, you have to get out on the fringes.  There is plenty of money in the area.  There are more than a few NASCAR drivers that have big farms/compounds that are farther out from Mooresville than Deegan’s place.

Good point. I hadn’t considered that. Maybe a NASCAR driver would be interested in building a sprint car track there or something. Surprised he hasn’t sold the house in California. Maybe they’re considering a move back as some have surmised

He is following Chad Reed's move. Came here to train, then off to FL. The area this property is at is growing at a crazy rate. What used to be nice farmland is now track homes for as far as you can see. I'm sure some northerner will come down and hand over the cash thinking this is a good deal. I'm NW of there and our property taxes have more than doubled because of the mass migration from the north coming here and paying stupid amounts of money for properties.
