I’m putting in a pool at my house right now in Arizona. I’m glad I signed my contract back in Oct. The plumber told me they are having a hard time getting PVC here and that the price has gone way up. They are also 200 pools behind because of the demand here. My pool was supposed to take 12-16 weeks to complete. It’s been 7 months and it still not done.
My sisters neighbor is having this exact same issue. Crazy town for sure.

I've built about 20 of them. Well, mostly basements. They are expensive. It used to be that it was about 1.5 times more expensive than conventional building. Honestly, I can see it being higher than that now. (Its been about 8 years since I've built one) If you watch the video, there is a shit load of wood involved and what is used is long and expensive and the TJI joists in this case used in rafters is terribly expensive. That is the permanent stuff. There is a lot of wasted wood and screws and bracing involved as well that is not part of the permanent structure.
Most of the houses I've built using ICF and before that Eco-Block were 2 and 3 story houses but only the basement and sometimes the first floor were Eco-Block. I can't say I'm a fan of the house in the video because they have a cold seam in the concrete pours between the 1st and 2nd floor. My advise if you was looking at it is to stay away from any design that has a 2nd floor cold seam.
For years I thought they were a joke, even when we were building and selling them. I still think they are a joke when finishing one out as a house. But as a basement they are freaking awesome compared to block. If I was building for myself I wouldn't build a basement without it.

Most builders pay their bills at the 90 day mark upon completion of the job. These are usually bigger contracts. The last one was for a Costco distribution plant. There’s a difference between a signed contract and, a bid.

And, if it’s a two year project? Say a school.... Some of these projects are bid nearly a year in advance. And, why would you purchase materials before getting the job? Kinda like putting the carriage before the horse.

My company isn’t reliant on having a single contract to stay afloat. Securing larger jobs takes time. Contracts, proper documentation if its a federal job etc. This isn’t remodeling a house. Builders secure jobs and, use sub contractors such as my company. We bid, get the contract and, are given a projection for a start date.

We supply our own materials. A general contractor doesn’t know the difference between a combo and a san tee. Jobs can take two years. Not, collecting material. Clients not paying get liens .

Anybody seen any price drops yet? Market reports say there will be, but a guy at one local supply place told me yesterday that 3/4 plywood is still $110 (Cdn) and some places are looking at January to get plain old ranch wall stuff. Looks like this month will be a little painful, and I'm only building a frickin shed. Some glad I'm not doing a house, holy moly.

I have been keeping a close eye on the price of OSB for 12+ months at our local Menards.

Lumber futures have come way down but that doesn’t mean prices for lumber at the store immediately drop. Not sure how long until prices start coming down- we are all waiting (which has helped)..

1/2 4x8 sheet OSB (approx price)

Meanwhile cabinet grade lumber and ply have been pretty steady in comparison. 🤷‍♂️🤷‍♂️🤷‍♂️

best news I've heard as we start building our house Sept 13. I bought a couple 2 x 8 x 14 Friday for $15.27, that's down from $27.85 two weeks ago. OSB hadn't dropped that much here yet as of then.

Steel pipe prices too. My suppliers are no longer cheaper than Home Depo. Went from 88 cents per foot to $3. May not sound like much but it adds up. And thats just pipe. There are many components to a fire sprinkler system.

This is at Lowes. Where you have to search the pile for a straight stud. 8’ length was around $10.60 with sales/lumber tax. It’s becoming insane
