May sound like a smartass answer, but it isn't meant to be.

Wasn't Greg Albertyn a developer before he got caught up in the 2008 housing crash? Might be a good guy to have around for something like this. Could be right up his alley.

It doesn't seem like a good time to be developing, with the current cost of lumber.
I’ve heard the typical demand for homes is 1.4M..,.the current demand is 2M. Going to take a long time to make up this 600k increase in demand.

Expect the housing market will be hot for another 3-5 years...

Albertyn is out of that business. He's doing well for himself in a different field. He talked about all of it on the Whiskey Throttle show last year. Money he made and loss and what he's doing now.

Great listen if you have time.

Yea, I remember that. Never know, though, if the dollars are right and the risk isn’t fully his!!!!

I dont see these areas in particular with the massive influx of cali transplants buying 4/5 BR 4 Ba houses cash sight unseen at well over asking, with money from selling their 3 BR 2 BA 1500sq ranch in cali. Same ones at the town meetings questioning why XYZ services arent available while praising the cheaper taxes in the same breath.
