1.25 mil seems very fair and actually a deal for cali for the amount of land. Would you mind throwing up a google earth screen shot to give an idea of the property? If that's asking too much because of the privateness of the estate no biggie

Thanks, I appreciate it. I can send an aerial shot privately, but I want to keep the location as private as possible.

Someone buy it and make it a public track. For as much land as it is, it would probably be best to divide the rest of it off from the track while still leaving a good amount of space for the track and then sell the rest of it.

Love it. If I hit the Lotto she would be mine. For that amount of land and the tangible assets that come with it I'd say its a steal. Where I live in NC land is easily 5k/acre.

Good plan on paper. The problem comes when all the douchebags that buy property next to the track start bitching about said track, even though they knowingly moved in next to it...

One thing I thought of years ago (not sure if it’s feasible) would be a MX community. Build a central track, and have all residents (at purchase time, including 2nd/3rd/4th owners etc) sign away their ability to shut the track down. HOA dues for track development and maintenance.
