Doesn't Chad have sound issues with his neighbors? Would a new owner be able to use the property for riding purposes? Would the new owners have restrictions (i.e. number of bikes riding at the same time)? I thought maybe Chad was grandfathered in but new owners wouldn't be.. I'm not sure how it all works.

People can blame the neighbors all they want chad still didn't get the proper permits and paperwork from what I crecall reading. That's on Chad not the neighbors, he would have found out before hand that he couldn't have put the go cart track or whatever else on there.

Also, as a millionaire why wouldn't he buy 500+ acres and put his track right in the middle of the property and surround it with trees? If the neighbors can't see you or hear you they are way less likely to ever complain.

Still doesn't solve the problem of avoiding the law and getting permits, but would have helped with the neighbors.

Maybe he is just listing it to put it out there just to see if anyone wants it or not without being in a rush to see it. I know some track owe res around here do it and if someone wants it they sell it not not the end of the world

Typically, here in Florida, if Chad only got a conditional use permit instead of an actual rezoning, the new owner would have to go through the same process as what Chad did, if he wanted to use the property the same. It's never easy. Been there, done that. It's called " Full disclosure", in legal terms.
