or

the perfect house with land, no neighbors, no ordinances against it in a great area to attract riders.

the main thing is if buying a turn key property with all the assets like dozer skid steer water truck tractors buildings, shops, bathrooms rv pads etc i can finance the whole thing plus its ready to go. If I build it, i can certainly do a better job for about half price but i have to pay cash for everything except the property and equipment is going to be financed at 48-72mo vs rolled into a business loan for double that term and at a better "bundled" rate.

Id really like to just buy the 200+acre parcel, plop down 400k in structures, crank out 2 main tracks, mxgp track, SX track, pitbike track, and training area and starting gates plus an RC car track, swimming pool and a clubhouse/loungs/gym but id need a partner or investor to cover that half or all the equiptment.

I think you absolutely need a dozer on site instead of renting one every month for the same amount in payments.

You might not need a dozer that often, depends on the dirt you are working with. Definitely a skid steer, farm tractor/disk and water truck.

74mx in Punta Gorda is up for sale last time I checked. Really good facility with all the assets included I believe. Right down the street from the old Florida Tracks and Trails.

Cycle Ranch Mx located right outside San Antonio, Texas. Pastrana, Metzger, both Alessi Brother’s, Forkner, Both Hahn Brother’s, Ryan Mills, Reynard, and ton’s of other pro’s have raced/ridden there. Best dirt on the planet hands down, lots of potential there. It’s for sell I believe and don’t quote me but I believe I heard it’s around $1.4m. Check it out

I have lived within 100 miles or so from Adelanto most of my life and raced/rode at Sunrise/Racetown for alot of years .
If it’s still available I’d Atleast give it a good hard look
WORCS, Big6 , and all the other opportunities with Arenacross under the lights , main track, vet track etc
I’d say it may be a worthwhile venture if the price is right and not too much red tape to deal with .

If your interested in a track here in North Dakota. Turtle River Mx in larimore nd track is for sale I think they are asking $150k includes 40+ acres, water truck, tractor, and a few more stuff.

Kind of an out there thought, but take a shot at some places that aren't run very serious. Some places in the south that I've been to that are Sand Mountain MX in AL and West KY MX...... in west KY. Both guys are great but older and don't really take it super serious.

Before you write it off.. everything is for sale.
