You have to admit in that scenario you describe, a house going up $200-250k in "value" in just 3 years is absurd and totally unsustainable, I don't care where you live. Nothing supports that but crazy low interest rates, ease of financing, and everyone ... more »

You are obviously a smart guy being a CPA (and having received an MBA) and it is definitely a stable route. We'll just have to agree to disagree on the financing thing. I've seen $100k and much more in equity evaporate almost overnight, it was a scary ... more »

You're telling me everything I already know, I have been in the building/real estate industry longer than you have been on earth. That is exactly why I would never live somewhere like that, I don't care how "nice" it is. Those numbers, even the ones ... more »

No I am not thinking your income level will stay the same, I have been around long enough to know that generally incomes tend to go up as one gets older. But keep in mind they also sometimes go down. I saw way too many people lose everything in 2008-09 ... more »

To each their own and I would never tell another person what to do with their money, but to me that isn't near enough income to "afford" a million dollar home. We make more than that and would never dream of buying (or building) a home that expensive, ... more »

I am trying to help guide my kids through that maze now, one is in college and the other is a junior in high school. The problem is it's so hard to know what you might enjoy when in your 30's and 40's when you are currently 19 years old. I've told them ... more »

Thanks, lots of hard work and lean years in the beginning but it has worked out real well in the long run (21 years later!!). Carpentry just started out as a job after barely making it out of high school, but now I am glad to have the skills. There are ... more »

Partnerships are tough, I tried that once at the beginning and it lasted about 2 months before I cut ties. Car dealerships are tough from what I hear, big overhead businesses scare me. I have a good friend who has worked in the car sales industry forever ... more »

What kind of work do you do? I started my business (I'm a remodeling contractor) with nothing, but fortunately it didn't take much capital to do. Just a small truck and tools (and of course some carpentry skills), then built it slowly from there. A very ... more »

I guess my point was most of them can't truly "afford" the payment either. I'm sure everyone's definition of affording something is different. My opinion is if you go by the banks standards you would be crazy. I bet a high percentage of the people living ... more »

I honestly believe a high percentage of people living in million dollar homes don't really "afford" them. In debt up to their eyeballs would be my guess, bigger income but bigger payments. No real net worth, just a big income with lots of payments. A ... more »

You can do an IRA as a Traditional or a Roth. Traditional is tax deductible now and a Roth is deferred. 401K's I believe are offered the same way, Traditional and Roth. So it depends on what you think your tax bracket will be when you retire (or what ... more »
