I'm the marketing director behind a brand new luxury adventure travel club that is being built down here in Florida. All Class Clubs and Resorts will be set on 118 acres and will offer extensive riding trails for all Powersports along with luxury amenities - designer condos, five star restaurants, a spa, 5 acre pool complex, equestrian facilities, wakeboarding, concerts, outdoor movies and more. Wrong demographic for that level of resort, IMO. This is really SPAM, since you just joined today. Just buy an advertisement, if you can open a resort like that.

Actually, We're not a timeshare. The owner is adamant about that as he doesn't want anyone to feel stuck if they no longer feel membership is right for them. We're not trying to hard sell anyone on it. If it sounds like something you might be interested in than you can visit the website to find out more. If not than we appreciate you at least taking the time to read about it.

We're always open to suggestions on anything that might improve the club or make it more appealing to riders. After all, our success does depend on all of you.

If you're looking for advice, the first thing is to pick a demo and make sure you understand it and what they are looking for. Really sounds like you guys are trying to be everything to everyone, which always ends up being unappealing to everyone.

Take Motocross and off-road trail riders for instance. You have pictures on your site of people in quads and dirtbikes slinging mud and having a good time. That's great, but from the tiny bit of information you've shared and on the site, I don't get the sense that you really understand that demographic.

Those of us who plan a whole weekend out to go riding do so to get away from the rigidity and formality of our normal day-to-day jobs. We like to go do something dangerous, get dirty, drink cheap beverages that you purchase at volume discount warehouses, and build fires to sit around and talk loudly. Many of us would feel right at home in a 5-star restaurant or luxury resort any other day of the week, but when we go on a weekend trip to ride, that's not what we're looking for. The idea of going riding and then dressing up to go to dinner at a 5-star restaurant doesn't sound appealing at all. The idea of having to keep the music down on the UTV as we drive around, so as to not scare the horses, would make me feel unwelcome or ill-fitting.

Anyway, I may be jumping to conclusions from not knowing more about the place (the website is pretty limited still), but it doesn't sound appealing to me.

Thanks Tri Racer! I have a meeting with the owner this afternoon so I'll definitely be mentioning the points you brought up.

I'll also work on expanding the website descriptions. The idea is for you to be able to go ride but not be limited. So if you want to ride, The wife wants a massage and the kids want to do something else entirely - you can. In addition to the fancy restaurant there will be a sports bar and pool side grill. We know not everyone will want to get dressed up every night. There will also be full kitchens in all of the condos so you can prepare your own meals too. You just don't have to wash the dishes with the garden hose when you stay with us. Wink

Does that do a better job explaining the concept and making it more enticing to consider?

I can relate...but, there is plenty of money, at the am nationals the number of high end RV's is crazy, wonder how many mom's and families would be at the races if not for the luxury RV's. I'm too cheap to spend a vacation on riding, strictly a pick up guySmile

Absolutely. Those women definitely exist, and its a full time job to keep them happy at the races, from what I've seen. I think this is the demo the OP is looking for.

118 acres is not a lot of land to do all that on. Your "off-road/GNCC" course will be pretty short.

And you better plan on the locals subsidizing the 5 Start restaurant. I don't think dirt bike guys will, unless the prices are 2 Star.

After looking at the website, you might as well ban dirt bikes and just go with Quad/Side by Side rentals.

Hi ! I would be tempted to try a European facility. I usually look at over 50 hectares (0,5 km2), about half a mil. That is not my focus on the short term, more 3-7 years, but please feel free to contact me when interested to go global. Not a bad thing for your shareholders to merge some ideas/concepts and take the market niche. Best Regards, Louis

Yeah. Florida T&T seems like a better option.

Those who care about sleeping in a nice bed during race weekends already have an RV, and those who don't won't shell out for a fancy condo. For both markets though, a place like FTT that has RV hookups but only charges by the day (not to mention has way more riding options) sounds like a much better deal.

Solid advice coming hot: You'd be amazed the attitude of rich protective parents who would never let little Johnny ride a dirt bike because they are "dangerous," but will put him on a quad or UTV and think nothing of it because it's apparently safer to have 4-wheels under him. You don't have to ban bikes, but I wouldn't waste resources on them for rentals.

But none of that will matter because your presentation looks like a joke.

Not sure I can speak for everyone here, but when I go riding, that's what I'm going to do. Ride. Ride the living shit out of my bike, and absolutely wear myself out in the process. Not look at horsies, smell flowers, or drop the wife off at the front lobby to get her titties rubbed. I'll take care of that myself, when I'm home that night, with the testosterone raging, from a day of pounding berms. More pounding to follow, the likes of which will not be described here. I digress.

If I bring the kid along, it's because I bought the little shit a YZinger, and I expect him to ride it. Not look at frogs and fish in a man made pond, and squeal "Look Daddy, frogs and fishies". I spend money on a dirt bike for Junior, and it'll get used, no excuses. Ride it, or I sell it, along with him, to the Gypsies.

Lastly, when I'm done riding, and have everything loaded up, I'm draggin my sorry ass to the local pub. There, I buy 2 pounds of the best chicken wings on the planet, and wash them down with Sleemans Genuine Draft, in a bottle. ( I know, sort of an oxymoron ) When I say wash, I mean eat them like a fuckin' savage, that has never seen a dinner table, or utensils in his life. Any appendage, other than my own, is likely to be devoured, if it's anywhere close to that basket of wings. Be warned. The odds of me dressing up in a tux, to be surrounded by pretentious pricks sipping an Italian Red, while sampling Gorgozola cheese, are about the same as Jim Carrey apologizing to the world for Cable Guy.

Having said that, I may be atypical in my sport. Best of luck with your new resort.
