motocross track oportunity in south carolina

i currently have and had a private practice track in upstate south carolina.  I want to go public and in need of a partner.  I own the 30 acres or so the track is on plus the surrounding 220 acres.  Noise and neighbors are not an issue.  I have 2 water trucks and necessary tractors and implements.  I have a motorcycle dealership and have no time to put towards this effort.
